Six-Module L-Shaped Modular Office with WC

Configuration and scale

Six steel-framed P600 modules are linked at ground-floor level to create this single-storey L-shaped modular office. The external footprint is 17.7m x 8.1m, with approximately 68.4 m² of usable internal area before partitions. This figure uses a conservative per-module allowance; a connected open layout may provide more usable space, while the final partition arrangement will affect the completed room sizes.

Each module measures 5.9m x 2.2m externally and is 2.40m high externally. The internal ceiling height is 2.16m, and each module provides an approximate usable interior of 5.7m x 2.0m. The linked design provides a substantial workplace for businesses considering a modular office for day-to-day commercial use.

Windows and entrance

Module 1 forms the principal entrance elevation. Its north long wall has a large window, a glazed double door and a second large window, while its west end has a full-size window. Module 2 has a small window, large window and small window across its exposed north long wall. Module 3 repeats this arrangement on both its north and south long walls and adds a full-size window to its east end.

Module 4 has a full-size window on its south end and a small, large and small window arrangement along its west long wall. Module 5 has a full-size window on its south end. Module 6 completes the selected openings with three windows — small, large and small — along its east long wall, plus a full-size window on its south end.

External specification

The exposed walls use included vertical insulated sandwich panels in Anthracite Grey, RAL 7016. The selected outside walls have standard smooth insulated panels in the same colour, creating a consistent finish around the L-shaped configuration. Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored design.

Requested internal fit-out

A WC is requested and must be confirmed within the final room layout and quotation. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. Plaster can be applied outside bathroom walls when selected. Wet-room PVC flooring applies to shower rooms, but no shower room is specified in this configuration. Elsewhere, insulated sandwich panels are the included internal wall finish, with other wall and floor finishes selected to suit the confirmed layout.

Partitions, WC positioning and other final room details are established through the completed design. The stored arrangement can be developed using the building configurator, but illustrated fixtures and finishes remain subject to the final quotation rather than being automatically included.

Estimate and site considerations

The indicative configured estimate is £77,400 excluding VAT, or £92,880 including VAT, subject to quotation. Transport is priced separately according to the destination postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to survey, including confirmation that access and site conditions are suitable for the proposed 17.7m x 8.1m external footprint.
