Single-Module Timber-Effect Café with WC

A compact building for café operations

This configuration uses one P600 module to create a compact modular café for the Retail & Hospitality sector. The module measures 5.9m x 2.2m and provides approximately 11 m² of internal floor area across a single storey. It is suited to coffee operators, parks and visitor attractions where space is limited but a permanent-quality, fitted building is required. Single-module internal layout

The complete café is contained within one steel-framed P600 module. This keeps the footprint straightforward while providing space for the customer’s chosen café operation and the specified WC. The WC forms part of the internal fit-out, avoiding the need for a separate welfare module. Café counters, preparation equipment, appliances, loose furniture and operator-specific service requirements are not detailed in this configuration and should be scoped for the intended operation.

Because this is a single-module, single-storey building, there are no linked modules or upper-floor spaces to coordinate. The 5.9m x 2.2m footprint is well suited to smaller trading locations, including park settings, visitor attractions and dedicated coffee points. Doors, windows and external finish

The exposed north-facing 5.9m wall contains two large windows, providing a broad glazed frontage. A full-size window is fitted to each 2.2m end wall, giving glazing to both the east and west elevations. The south-facing 5.9m wall includes a single glazed entrance door. Together, these openings provide visibility from several approaches and create a bright customer-facing appearance without changing the module’s compact footprint.

The exterior is finished in smooth timber-effect cladding, giving the building a warmer appearance for hospitality and leisure settings. Indicative price and standard specification

The indicative price is £10,750 ex VAT, or £12,900 including VAT, for the standard fitted specification. This price applies to the one-module configuration described here, including its listed doors, windows, timber-effect external finish and internal WC. Delivery, groundworks and any site-specific works are quoted separately because access, location, foundation requirements and service arrangements vary between sites.

Lead time and siting

A typical lead time is 8–12 weeks, subject to specification confirmation, production scheduling and site requirements. Before manufacture and installation are planned, the site must be assessed for suitable delivery access, unloading or lifting arrangements, ground conditions and the position of any required utility connections. The exact programme is confirmed once these points and the final specification have been agreed.

The building requires a suitable prepared base determined for the site. Groundworks are not included in the indicative building price and are quoted separately where required. Customers should also establish any planning, access or local site permissions relevant to their location. Site-specific service connections and works outside the standard fitted module are assessed and priced separately.
