A compact single-module layout
This configured garden room uses one P600 steel-framed module arranged over a single storey. Its external footprint is 5.9m x 2.2m, with an approximate usable internal area of 11.4m² before partitions. This is based on a conservative per-module allowance. The approximate usable interior measures 5.7m x 2.0m, while the module is 2.40m high externally and has a 2.16m internal ceiling.
The single layout is intended to provide homeowners with additional garden living space. A WC has been requested for the fit-out, but its exact position and the resulting room arrangement remain subject to confirmation in the final layout. Any internal partitioning required for the WC will affect the open usable space.
Windows and glazed access
The stored design includes openings on every exposed wall. The north 5.9m side has a small window, a large window and a second small window. The south 5.9m side has a large window, a glazed double door and another large window. Each 2.2m end wall—east and west—has one large window.
These openings define this specific configuration and give the single-module interior glazing on all four sides. Final fixture details, dimensions and finishes are confirmed by quotation rather than assumed from illustrations.
Teak slatted exterior and curved roof
All four exposed walls are selected with full-wall ARLINE 24136 slatted cladding in Teak. The vertical boards are applied between the steel frame, covering the north, east, south and west walls. Cladding is subject to quotation and is not separately itemised in public pricing.
Above the module is a barrel-curved shepherd-hut roof with curved end fascias set flush to the walls. The building sits on a raised, footprint-matched wheeled chassis with an A-frame tow hitch. This roof-and-chassis upgrade is included in the calculated design estimate. The chassis and hitch do not remove the need to assess access, positioning and site conditions before installation.
Internal wall and bathroom options
Insulated sandwich panels are the included wall finish outside the requested WC arrangement, unless other finishes are selected for the confirmed room layout. Where bathroom walls form part of the final design, 40mm waterproof insulated sandwich panels are standard, with hygienic panels available as an option. Plaster can be selected outside bathroom walls.
A shower is not specified in this configuration. If the layout is later changed to include a shower room, wet-room PVC flooring is used in that area. Other internal finishes and flooring selections must be agreed for the final layout and quotation; illustrated materials or fittings should not be treated as guaranteed inclusions.
Estimate and site considerations
The indicative configured estimate is £20,100 excluding VAT, or £24,120 including VAT, subject to quotation. This estimate covers the stored single-module design, including its selected curved roof and wheeled chassis upgrade. The configuration can be reviewed through the building configurator, with final details confirmed during quotation.
- Transport is priced separately according to postcode and site access.
- Offloading or cranage is separate where required.
- Groundworks and other site-specific works are not included.
- Siting, access and positioning remain subject to survey.
The finished quotation will confirm the WC layout, selected internal finishes and practical site requirements for this garden setting.
