    Single-module configuration

This P600 garden room uses one steel-framed module in a wide, single-storey layout. Its overall footprint is 5.9m x 2.2m, with an approximate usable interior of 5.7m x 2.0m and around 11 m² of internal floor area. The module is 2.40m high externally and has a 2.16m internal ceiling. This stored design is neither linked nor stacked.

The compact format is intended for homeowners who want useful extra living space within the garden. Its proportions can accommodate a flexible main room alongside the requested kitchenette and WC, subject to confirmation of the final internal plan. Further information about this type of building is available in our garden rooms section.

    Windows and access

The north-facing 5.9m wall is arranged with a small window, a large window and a second small window. The opposite south-facing wall has a large window on each side of a glazed double-door opening, providing the principal access point to the garden room.

Both 2.2m end walls have a large window: one on the east wall and one on the west wall. This combination of side and end-wall glazing is specific to the stored configuration and brings openings to every elevation.

    External finish, roof and terrace

All four exposed walls are specified with Anthracite ARLINE 24136 slatted cladding applied vertically between the frame. This full-wall finish is selected for the north, east, south and west elevations. The cladding forms part of the configured quotation and is not separately itemised in public pricing.

A dual-pitch apex roof completes the module. Alongside the building is a covered, ground-level timber terrace deck, creating an outdoor area immediately beside the garden room. Final fixture, material and finish details are confirmed through the project quotation rather than assumed from illustrations.

    Requested internal fit-out

A kitchenette and WC have been requested, but their exact arrangement must be confirmed in the final layout. Where the WC is treated as a toilet or shower room, that space requires hygienic wall panels and wet-room PVC flooring. No shower is specified in this stored configuration.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included features of this design. Flooring outside the WC area is not fixed by the stored configuration and can be selected room by room during quotation. Layout and finish choices can be reviewed through the building configurator.

    Siting and indicative price

The module and covered terrace must be positioned in response to the available garden, boundaries, access and ground conditions. Final siting is therefore subject to survey and confirmation of site-specific requirements. Groundworks and any other works needed for the individual property are separate from the configured building estimate.

The indicative configured estimate is £18,420 excluding VAT, or £22,104 including VAT, subject to quotation. Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also priced separately.
