Configuration and scale
This stored P600 design uses one self-contained module arranged over a single storey. Its external footprint is 5.9m × 2.2m, with an external module height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior measures 5.7m × 2.0m, providing approximately 11.4 m² of usable internal area before partitions.
The conservative area allowance reflects this one-module layout; no connected modules form part of the configuration. It is intended as a garden room for homeowners seeking extra living space and sits within Adacon’s garden rooms range. A covered, ground-level timber terrace deck runs alongside the building, creating an adjoining outdoor area.
Windows, doors and elevations
The exposed north wall is the 5.9m side of the module. Its stored arrangement comprises one small window, followed by one large window and a second small window. The east-facing 2.2m end has one full-size window.
On the south-facing 5.9m side, the configuration places a glazed double door between two large windows. The west-facing 2.2m end contains a further full-size window. Together, these openings provide glazing on every elevation while retaining the exact single-module arrangement shown in the brief.
External envelope and roof
All four outside walls use the included standard insulated sandwich panels. The panels are installed vertically and selected in a smooth Anthracite Grey finish, RAL 7016. This same panel specification applies to the north, east, south and west elevations; no separately priced decorative cladding is included in the public estimate.
Above the module is a dual-pitch apex roof. The building remains a single-storey configuration, with the covered timber terrace positioned at ground level alongside it.
Requested internal fit-out
A WC has been requested for confirmation in the final room layout. Its position, associated partitioning and final fixtures are not fixed by this stored configuration and must be agreed through the quotation. Any resulting partitions will reduce the approximately 11.4 m² usable internal area available before partitions.
For bathroom areas, the standard wall construction uses 40mm waterproof insulated sandwich panels, with hygienic panels available as an option. Wet-room PVC flooring applies where a shower room is selected; this design requests a WC rather than confirming a shower room. Plaster outside bathroom walls applies only when selected.
Elsewhere, insulated sandwich panels are the included internal wall finish. Other wall and floor finishes depend on the agreed room layout and selections recorded through the configuration process. Illustrated fixtures, finishes and dressing should not be treated as guaranteed inclusions, as final details are confirmed by quotation.
Estimate and siting
The indicative configured estimate is £17,220 excluding VAT, or £20,664 including VAT, subject to quotation. This estimate relates to the stored one-module garden room configuration and its specified exterior, openings, roof and terrace arrangement.
Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. The proposed position and access must be assessed through a site survey before the final requirements and quotation can be confirmed.
