Single-Module P600 Garden Office with WC and Kitchenette

A compact, self-contained workspace

This P600 garden office uses one steel-framed module in a single-storey run layout. Its external footprint is 5.9m x 2.2m, with an approximate usable interior of 5.7m x 2.0m. The configuration provides approximately 11.4m² of usable internal area before partitions, based on a conservative per-module allowance. The final open working area will depend on the space assigned to the requested kitchenette and WC.

The module is 2.40m high externally and has a 2.16m internal ceiling. Windows and glazed access

The exposed north wall, along the 5.9m side, is configured with three small windows. The opposite south wall has a large window, a glazed double door and a second large window. Each 2.2m end wall has one large window: one on the east elevation and one on the west elevation.

This arrangement places glazing on all four elevations while retaining insulated wall sections around the openings. Window and door specifications, including the final detailing of frames, glazing and hardware, are confirmed by quotation rather than assumed from illustrative images.

Jet Black insulated-panel exterior

All four outside walls use the included vertical insulated sandwich-panel finish. The selected colour is Jet Black, RAL 9005, with a smooth surface across the north, east, south and west elevations. The roof is flat and finished with an approximately 120mm steel-frame fascia; no additional fascia is included in this stored configuration.

The dark, consistent external treatment gives the office a clear architectural appearance without introducing separate decorative cladding. Any visual details shown in supporting imagery remain subject to the final quotation and confirmed specification.

Requested kitchenette and WC

A kitchenette and WC are requested for this configuration, but their exact positions and dimensions must be confirmed in the final internal layout. Partitioning these spaces will reduce the open office area from the stated approximate 11.4m² usable internal area before partitions. The arrangement should therefore be resolved around the intended desk positions, storage needs and circulation space.

Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. If a shower room is selected as part of a revised final layout, wet-room PVC flooring is used in that area. A shower is not specified in this stored configuration.

Internal finishes

Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes are selected according to the confirmed room layout. Plaster can be applied outside bathroom walls when selected, while alternative wall and floor treatments remain subject to the final specification and quotation. No unconfirmed decorative finish or illustrated fixture should be treated as included.

Price and site considerations

The indicative configured estimate is £12,900 ex VAT, or £15,480 inc VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Final siting is subject to survey, including access and ground conditions. The stored arrangement can be reviewed through the P600 configurator, but the quotation remains the definitive record of openings, room layout, finishes and requested fit-out.
