Single-Module P600 Garden Office with Terrace

A compact single-module workspace

This stored configuration uses one P600 steel-framed module arranged over a single storey. Its external footprint is 5.9m x 2.2m, with an approximate usable interior of 5.7m x 2.0m. It provides approximately 11.4m² of usable internal area before partitions, based on a conservative per-module allowance. The module is 2.40m high externally and has a 2.16m internal ceiling. This design is a standalone module rather than a linked or stacked arrangement.

Designed as a garden office, the building provides a defined work setting for home workers and small business owners. The single layout is intended to balance open workspace with the requested kitchenette and WC, although the final positions and resulting room sizes remain subject to confirmation in the quoted layout.

Windows, entrance and external finish

The north-facing 5.9m wall has three small windows. At the opposite side, the south-facing 5.9m wall combines a large window, a glazed double-door entrance and a second large window. Each 2.2m end wall has one full-size window: one on the east elevation and one on the west. Together, these specified openings give the single-module office glazing across all four elevations without changing its compact footprint.

All four selected outside walls use Anthracite ARLINE AR16016 grooved plank cladding, with the boards arranged vertically between the exposed sections of the frame. The building has a flat roof finished with an approximately 120mm steel-frame fascia; no additional fascia is specified. A covered, ground-level timber terrace deck runs alongside the building and forms part of this configuration. Final fixture and finish details are confirmed by quotation.

Requested internal fit-out

A kitchenette and WC have been requested, but both must be confirmed in the final internal layout. Their placement will determine how the approximately 11.4m² usable internal area is divided between facilities and working space. The layout should therefore be read as a configured proposal rather than confirmation of final partition positions, sanitary fittings, appliances or individual kitchenette components.

Insulated sandwich panels are the included wall finish outside bathroom areas. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. If plaster is selected, it applies outside bathroom walls. Shower rooms use wet-room PVC flooring, although a shower room is not specified in this stored layout. Other internal wall and floor finishes are selected to suit the final room arrangement and confirmed through the quotation.

Estimate and site considerations

The indicative configured estimate is £16,260 excluding VAT, or £19,512 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Cladding costs are quote-only and are not itemised in public pricing.

Final siting is subject to survey, including access, orientation, ground conditions and the practical requirements of placing the module and terrace. The specified elevation references should be considered when positioning the building within the garden. Any necessary site-specific changes, together with the final kitchenette, WC and finish selections, will be established through the configuration process and confirmed in the resulting quotation.
