Single-module workspace

This P600 configuration is a single-storey garden office formed from one 5.9m x 2.2m steel-framed module in a wide layout. It provides approximately 11.4m² of usable internal area before partitions, based on a conservative per-module allowance. The approximate usable interior is 5.7m x 2.0m.

The module is 2.40m high externally and has a 2.16m internal ceiling. As a self-contained, one-module design, it offers a defined workspace for home workers or small business owners without requiring linked or stacked modules. Any partitions needed for the requested WC and kitchenette will affect the final open working area.

Windows, door and external finish

The north-facing 5.9m wall is configured with two large windows. The south-facing 5.9m wall has two large windows and one single glazed door. Each 2.2m end wall—east and west—has one large window. These are the stored openings for this configuration, although their final detailing is confirmed through the project quotation and agreed layout.

All four exposed walls are selected with full-wall ARLINE AR14514 fine-ribbed cladding in Teak. The boards run vertically and sit between the steel frame, giving the single module a consistent finish on its north, east, south and west elevations. Cladding remains subject to quotation and is not separately itemised in this public specification.

Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in the stored design.

Requested internal fit-out

A kitchenette and WC have been requested for this garden office, with their positions and final fit-out to be confirmed in the completed room layout. Insulated sandwich panels are the included wall finish elsewhere in the module. Other finishes can be selected to suit the final arrangement rather than being assumed from illustrative imagery.

Where bathroom walls form part of the confirmed layout, the standard construction uses 40mm waterproof insulated sandwich panels. Hygienic panels are available as an optional selection. Wet-room PVC flooring applies to shower rooms, but this configuration requests a WC rather than a shower room. Plaster can be applied outside bathroom walls when that finish is selected.

Fixtures, finishes and room details shown in visual material are indicative unless they are recorded in the final quotation. The agreed quotation will confirm exactly what is included for the kitchenette, WC, internal finishes and associated layout.

Price and site considerations

The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT, subject to quotation. Transport is priced separately according to the site postcode and access conditions. Offloading or cranage, groundworks and other site-specific works are also separate and should not be treated as included within the configured estimate.
