Compact single-module layout
This P600 garden office uses one single-storey steel-framed module with an external footprint of 5.9m x 2.2m. It provides approximately 11.4m² of usable internal area before partitions, based on a conservative per-module allowance. The approximate usable interior is 5.7m x 2.0m, with an internal ceiling height of 2.16m and an overall external height of 2.40m.
The one-module layout creates a compact workspace for home workers or small business owners. A kitchenette and WC have been requested, with their exact arrangement to be confirmed in the final room layout. Introducing these facilities and their associated partitions will reduce the open usable internal area. This configuration is intended specifically as a garden office rather than a connected or stacked multi-module building.
Windows, door and natural outlook
The exposed north wall, which forms one of the 5.9m sides, has three small windows. The south wall has two large windows with a single glazed door between them. Each 2.2m end wall has one large window: one on the east elevation and one on the west elevation. Together, these selected openings give the single workspace glazing on every elevation.
Anthracite external finish
All four outside walls have been selected with full-wall ARLINE AR16016 grooved plank cladding in Anthracite, applied vertically to exposed wall areas between the steel frame. The flat roof is finished with the approximately 120mm steel-frame fascia, without an additional fascia. Cladding is priced only as part of the final quotation and is not itemised in public pricing.
Requested kitchenette and WC
The requested kitchenette and WC remain subject to confirmation through the final layout. Elsewhere, insulated sandwich panels are the included internal wall finish, with other finishes selected to suit the agreed room arrangement. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are optional. Where selected, plaster applies outside bathroom walls. If a shower room is added to the final specification, wet-room PVC flooring is used within that room; a shower is not currently specified in this stored configuration.
Covered terrace
A covered ground-level timber terrace deck runs alongside the building, providing an outdoor area directly beside the garden office. Its final relationship to the site, surrounding levels and access must be reviewed for the intended location.
Configured estimate
