A compact café in one fitted module
This configuration uses one steel-framed P600 module to create a compact, wide-format modular café. The building has a 5.9m x 2.2m footprint and provides approximately 12 m² of internal floor area on a single storey. It is intended for coffee operators, parks and visitor attractions that need a practical hospitality space without committing to a conventional permanent build.
The single-module format keeps the layout straightforward and makes efficient use of a relatively narrow site. Customers approach the building from the covered ground-level timber terrace deck, which runs alongside the café and provides a defined sheltered area immediately outside. Module layout and fit-out
The ground-floor module contains the complete café accommodation. Its internal fit-out includes a kitchenette for day-to-day preparation and a separate WC. Both facilities are contained within the approximately 12 m² internal area, giving operators a self-contained unit rather than an empty shell requiring a separate internal fit-out package.
The configuration does not divide the building across additional modules or storeys. Service, customer and staff functions are all accommodated within the same 5.9m-long structure. This makes it suited to focused takeaway or refreshment operations where a compact working footprint is more important than a large indoor customer seating area.
Doors, windows and natural light
The north-facing 5.9m wall has two large windows, creating a broad glazed elevation. The east and west 2.2m end walls each have one full-size window, bringing glazing to both ends of the module. Together, these openings provide visibility around the building and allow natural light to enter from three sides.
A single glazed door is positioned on the south-facing 5.9m wall. This is the only external door specified for the configuration. The covered timber terrace sits alongside the building at ground level, supporting an accessible approach subject to the final site levels and any site-specific groundworks required.
External finish
The exterior is finished in Anthracite timber cladding, giving the café a dark, restrained appearance suitable for retail, leisure and visitor settings. Above, a flat roof with a slim fascia maintains a clean, low-profile roofline. The configured cladding, glazing and fascia provide a finished exterior rather than an unfinished site cabin appearance.
Indicative price and scope
The indicative price is £12,550 ex VAT, or £15,060 inc VAT, for the standard fitted specification. This is based on one P600 module with the stated Anthracite timber cladding, flat roof and slim fascia, configured doors and windows, kitchenette, WC and covered ground-level timber terrace deck.
Delivery, groundworks and site-specific works are quoted separately. The final quotation will therefore depend on the delivery location, site access and any work needed to prepare the plot or connect the building. Buyers can review other arrangements using the P600 configurator, but changes from this specification may affect the price.
Lead time and siting
Typical lead time is 8–12 weeks. The programme should be confirmed for the individual order, particularly where site preparation, access planning or service connections must be coordinated with delivery and installation.
The café requires a suitable prepared and level site, clear delivery access and appropriate groundworks for the local conditions. Water and waste connections will be needed for the kitchenette and WC. Planning requirements, statutory approvals and service availability should be checked for the chosen location before installation. Groundworks, utility connections and other site-dependent items are not included in the indicative building price.
