    Module layout and internal fit-out

    As a one-module building, the internal accommodation is arranged entirely on the ground floor. There are no module junctions or upper-storey spaces to account for. The approximately 12 m² interior includes a kitchenette and WC, giving the garden room practical facilities for regular use without requiring occupants to return to the house as frequently.

    The standard fitted specification is intended to provide a completed modular space rather than an unfinished shell. The precise positioning of the kitchenette, WC and usable open area should be considered alongside intended furniture, storage and circulation needs.     Doors, windows and natural light

    The south-facing 5.9m wall has the main entrance: a single glazed door positioned with one large window on each side. This creates a well-glazed principal elevation and gives the open area a strong visual connection to the garden.

    The opposite north-facing 5.9m wall has three windows, arranged as a small window, a large window and a second small window. Each 2.2m end wall also has one large window. In total, the module has six windows plus the glazed entrance door, bringing daylight in from all four exposed elevations. The north, east, south and west references describe the specified wall positions and can be related to the intended site orientation during planning.

    Exterior finish and roof

    The exterior is finished in black timber cladding, giving the garden room a defined, contemporary appearance. Above the module is a dual-pitch apex roof rather than a flat roof. Its overall height, drainage arrangement and relationship with nearby boundaries, trees and buildings must be considered for the individual property.

Utility connections required for the kitchenette and WC, together with drainage and other site-specific services, must also be established for the chosen garden position.
