This configuration uses one P600 module to create a self-contained garden room within a 5.9m x 2.2m footprint. It provides approximately 12 m² of internal floor area on one level, making it a practical option for homeowners who want additional living, working or hobby space without specifying a larger multi-module building. Module 1 layout

The entire building is contained within one ground-floor module. The internal layout combines the main usable garden-room area with a fitted kitchenette and WC. Because there are no linked modules or upper storey, the room remains straightforward to access and can be positioned in gardens where a compact footprint is important.

The specified glazing provides windows on every exposed elevation. The single glazed door is positioned on the south side between two large windows, forming the principal entrance. A covered ground-level timber terrace deck runs alongside the building, providing a sheltered outdoor area immediately beside the garden room.

Internal fit-out

The standard fitted specification includes a kitchenette and WC within the module. These facilities allow the garden room to operate as a more independent part of the home rather than a basic empty shell. The exact positioning of the fitted elements should be reviewed as part of the final project specification, particularly where service routes and connections affect the internal arrangement.

Exterior finish and roof

Smooth black cladding gives the building a clean, understated exterior suited to contemporary garden settings. Above it, the dual-pitch apex roof creates a more traditional roof profile than a flat-roofed modular room. The combination of black cladding, extensive glazing and the covered timber terrace gives this compact configuration a clear residential garden-room character.

Price and specification

The indicative price is £14,350 excluding VAT, or £17,220 including VAT, for the standard fitted specification described here. This price basis covers the single P600 module with its black smooth-clad finish, apex roof, specified door and windows, kitchenette, WC and covered timber terrace. Lead time

A typical lead time is 8–12 weeks. The final programme will depend on confirmation of the specification, site access, delivery arrangements and any work required before installation. Ground preparation and service planning should be coordinated with the building programme so the site is ready when the module is delivered.

Siting and preparation

The garden room requires a suitable prepared and level location with enough space for its 5.9m x 2.2m footprint and the adjoining covered terrace. Delivery access must be assessed in advance, including the route to the intended position and any restrictions around the property. The kitchenette and WC also require appropriate electricity, water and waste provision. Delivery, foundations or other groundworks, utility connections and site-specific works are not included in the indicative building price and will be assessed separately.
