Window and door layout

Module 1 contains the complete accommodation. On the exposed north wall, the window arrangement comprises a small window, a large window and a second small window across the 5.9m side. The east-facing 2.2m end has one large window, while the west-facing end has a further large window.

The exposed south wall forms the principal access elevation. It includes one large window, a single glazed door and another large window along the 5.9m side. This generous distribution of glazing brings daylight into the module from every elevation and provides outward views in several directions. The exact orientation on site will depend on the position of the garden, access route and prepared base.

Internally, the single-module layout includes a kitchenette and WC. These facilities make the building suitable for longer periods of use while reducing the need to return to the main house throughout the day. Furniture, appliances or other items not identified in the standard fitted specification should be confirmed separately.

Exterior finish and roof

The exterior is finished in smooth timber-effect cladding, giving the building a finish appropriate for a residential garden setting while retaining the defined lines of the modular structure. Above it, a flat roof with a slim fascia keeps the overall profile clean and restrained. The window arrangement and glazed entrance break up each exposed elevation, avoiding blank end walls or an enclosed appearance.

Price and typical lead time

The indicative price for this one-module garden room is £10,750 excluding VAT, or £12,900 including VAT, based on the standard fitted specification. This covers the configured building with its stated external finish, listed doors and windows, kitchenette and WC.

Delivery, groundworks and any site-specific works are not included in the indicative price and are quoted separately. These costs depend on the property, access conditions, installation location and the work required to prepare the site. Typical lead time is 8–12 weeks, subject to confirmation when the specification, site information and production schedule have been reviewed. Siting requirements

The garden room requires a suitable prepared base and sufficient access for delivery and installation of the 5.9m x 2.2m module. The route to the chosen position should be assessed for width, height restrictions, turning space, boundaries and nearby buildings or vegetation. Utility connections for the kitchenette and WC, including water, waste and electrical requirements, must also be planned as site-specific works.
