This P600 configuration provides a practical modular café in one steel-framed module. The building measures 5.9m x 2.2m and offers approximately 12 m² of internal floor area, making it suitable for coffee operators, parks and visitor attractions where space is limited but a permanent-quality fitted building is required.

The single-storey run layout keeps the footprint straightforward and makes efficient use of the available internal area. A kitchenette supports day-to-day preparation and service, while the separate WC provides an essential facility within the same module. The remaining space can be organised around the operator’s preferred working layout, equipment and service requirements.

Module layout and glazing

The north-facing 5.9m wall contains two large windows, bringing natural light into the café and providing a broad outward view. The east and west 2.2m end walls each have a full-size window, creating glazing on three sides of the module. This arrangement gives the compact interior an open character and provides good visibility for a customer-facing retail or hospitality setting.

The south-facing 5.9m wall includes a glazed double door. This forms the principal entrance and creates a direct connection between the fitted interior and the covered ground-level timber terrace deck alongside the building. The terrace provides sheltered external space that can support customer circulation, queuing or separately furnished seating, subject to the intended site layout.

Exterior and internal fit-out

The exterior is finished in smooth black cladding for a clean, contemporary appearance. A flat roof with a slim fascia keeps the profile simple and works well in park, attraction and retail settings without adding unnecessary visual bulk.

Internally, the module is supplied to a fitted standard with a kitchenette and WC. The specification is deliberately compact, keeping core facilities within the approximately 12 m² interior while retaining usable operating space. Price and programme

The indicative price is £12,550 excluding VAT, or £15,060 including VAT, for the standard fitted specification. This covers the configured module with its smooth black exterior finish, flat roof and slim fascia, listed doors and windows, kitchenette and WC. Delivery, groundworks and other site-specific works are quoted separately because access, distance, foundations and local site conditions vary.

A typical lead time is 8–12 weeks. The confirmed programme will depend on specification approval, current production capacity and coordination with site preparation. Groundworks and access should be ready before the agreed delivery and installation date to avoid preventable delays.

Siting requirements

The site needs suitable vehicle access for delivery and enough working space for the module to be positioned safely. Level, correctly prepared foundations or supports must be provided to the agreed site requirements. Buyers should also allow for drainage, power, water and waste connections needed by the kitchenette and WC.

Planning requirements, utility capacity and any restrictions specific to the location should be checked before ordering. A site review will establish the appropriate groundworks, delivery arrangements and connections, with these items priced separately from the indicative building price.
