P600 Venge-Clad Garden Room with WC

A compact single-module garden room

This configuration uses one P600 steel-framed module arranged as a single-storey garden room. Its external footprint is 5.9m x 2.2m, with an approximate usable interior measuring 5.7m x 2.0m. The conservative usable internal area is approximately 11.4m² before partitions, including any space allocated to the requested WC.

The module stands 2.40m externally and provides a 2.16m internal ceiling. This compact format is intended for homeowners who want a defined additional living space in the garden without combining or stacking multiple modules. Potential uses could include a home office, hobby room, reading room or general-purpose retreat, subject to the final internal arrangement. Windows and glazed access

The stored design includes openings on all four elevations. The north-facing 5.9m wall has a small window, a large window and a second small window. The south-facing 5.9m wall has two large windows with a single glazed door positioned between them. Each 2.2m end wall, east and west, has one large window.

Together, these openings are intended to create a bright interior with views in several directions. Their suitability for a particular plot depends on orientation, privacy, boundaries and surrounding features, so the proposed position remains subject to a site assessment and the final quoted layout.

Venge grooved-plank exterior

All four exposed walls are selected with full-wall ARLINE AR16016 grooved-plank cladding in Venge. The boards are arranged vertically between the visible sections of the steel frame, giving the module a consistent finish on its north, east, south and west elevations.

The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Cladding is priced as part of the project quotation and is not itemised publicly. Final colours, junction details and illustrated finishes are confirmed through the quotation rather than assumed from representative imagery.

Requested WC and internal finishes

A WC has been requested for this configuration, but its exact position, partition arrangement, fittings and service requirements must be confirmed in the final room layout. Where bathroom walls are included, the standard specification uses 40mm waterproof insulated sandwich panels. Hygienic wall panels are available as an optional alternative.

Plaster can be applied to the outside faces of bathroom walls when that finish is selected. Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative finishes are chosen to suit the confirmed room arrangement. If the design is changed to include a shower room, wet-room PVC flooring applies within that area; a shower is not part of the stored request.

Estimate, quotation and siting

The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT, subject to quotation. The final amount depends on the confirmed WC layout, finishes, services and site requirements. These details can be reviewed through the building configurator.

Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including confirmation of access, levels, foundations or supporting works, service routes and the practical positioning of the module within the property.
