Module-by-module layout

The modules are arranged in a three-by-three grid. Windows are distributed across every exposed end and along the north and south elevations, bringing natural light into the wider internal plan.

Module 1: two large north-facing windows with a double glazed door set between them, plus a full-size west-facing end window.
Module 2: two large windows on the north elevation.
Module 3: two large north-facing windows and a full-size east-facing end window.
Module 4: one full-size window in the exposed west end.
Module 5: the central module, with no exposed external walls or external openings.
Module 6: one full-size window in the exposed east end.
Module 7: two large south-facing windows and a full-size west-facing end window.
Module 8: two large windows on the south elevation.
Module 9: two large south-facing windows and a full-size east-facing end window.

The principal entrance is the double glazed door set in Module 1. Together, the twelve large side windows and six full-size end windows give the clubhouse extensive glazing on all four exposed elevations.

Internal fit-out

The standard fitted specification includes a kitchenette, WC and shower, providing the core facilities expected in a practical clubhouse. The approximately 103 m² internal area can support shared club, meeting and social functions, subject to the final internal arrangement agreed for the project.

Exterior finish

The exterior is finished with horizontal cladding in dark grey. A flat roof and slim fascia keep the roofline restrained, while the regular window pattern gives the clubhouse a clear, consistent appearance on its principal elevations.

Price and specification

The indicative price is £96,750 excluding VAT, or £116,100 including VAT, for the standard fitted specification. This covers the nine-module building in the stated configuration, including its standard fit-out. Delivery, groundworks and other site-specific works are not included and are quoted separately following assessment of the location and project requirements.

Typical lead time

A typical lead time is 8–12 weeks, subject to specification, order confirmation and production capacity. The layout can be reviewed using the P600 configurator, although changes to this exact configuration may affect price and programme.

Siting requirements

The clubhouse requires a suitable prepared site with appropriate groundworks and clear access for delivery and installation. The site must also accommodate the 17.7m x 6.6m building footprint and the required working space around it. Utility connections for the kitchenette, WC and shower, drainage arrangements, planning requirements and any location-specific works must be established for the individual site and are priced separately.
