A practical two-storey clubhouse layout

This configuration uses eight 5.9m x 2.2m P600 modules, arranged as four linked modules on each of two storeys. The completed building has an 11.8m x 4.4m footprint and approximately 91 m² of internal floor area, providing a substantial modular clubhouse for sport and leisure sites.

The ground floor is formed from Modules 1 to 4, with windows positioned around all four exposed elevations to bring natural light into the building.

Module 1 has two large windows and a double-leaf glazed door on its north-facing 5.9m side, plus one large window in the west end wall.

Module 2 has two large windows on the north-facing side and one large window in the east end wall.

Module 3 has two large windows on its south-facing side and one large window in the west end wall.

Module 4 completes the ground floor with one large window in the east end wall and two large windows along the south-facing side.

On the first floor, Module 5 has two large north-facing windows and two small windows in its west end wall.

Module 6 has two large windows on the north-facing side and two small windows in the east end wall.

Module 7 has two large south-facing windows and two small windows in its west end wall.

Module 8 has two small windows in the east end wall and two large windows on the south-facing side. An external steel staircase provides access to the upper storey.

Exterior finish and internal facilities

The steel-framed modules are finished in smooth Anthracite cladding and topped by a dual-pitch apex roof. The consistent cladding, balanced window arrangement and defined roofline give the building a suitable appearance for sports grounds, club premises and community sites.

The building is supplied to Adacon’s standard fitted specification, including a WC and shower. The linked internal area can support the day-to-day needs of members, visitors, staff or volunteers without requiring separate welfare accommodation. Price and programme

The indicative price is £91,500 excluding VAT, or £109,800 including VAT. This applies to the eight-module building in the standard fitted configuration described here, including the stated exterior finish, apex roof, listed doors and windows, external staircase, WC and shower. Delivery, groundworks and site-specific works are quoted separately.

Typical lead time is 8–12 weeks. The confirmed programme will depend on final specification approval, current manufacturing capacity, site readiness and the agreed delivery and installation arrangements.

Preparing the site

The site must be assessed for suitable foundations or supporting groundworks, safe delivery access and space for installation operations. Utility connections for the WC and shower must also be planned before installation. Ground conditions, drainage, service routes and any site-specific access constraints are reviewed separately, with associated works priced according to the location and project requirements.
