Practical welfare space over two floors

This configuration uses eight P600 modules arranged across two storeys, creating an 11.8m x 4.4m footprint and approximately 97 m² of internal floor area. Each steel-framed module measures 5.9m x 2.2m, with four modules forming each floor. The layout provides substantial accommodation without taking up the ground area of an equivalent single-storey building.

Designed for the construction sector, it can accommodate the canteen, drying and sanitary functions commonly required from a site welfare unit. The internal arrangement can be planned around operational needs while retaining the specified kitchenette, WC, shower and staircase.

    Ground-floor module arrangement

Module 1 forms the north-west ground-floor corner. Its exposed north wall has a small window, a single glazed door and a second small window. Two further small windows are fitted in the exposed west end.

Module 2 occupies the north-east position. Two high-level, top-only windows are fitted along its exposed north wall, while its east end has two small windows. Module 3 sits at the south-west, with two high-level, top-only windows on the exposed south wall and two small windows in the west end. Module 4 completes the south-east corner, using two small windows in the east end and two high-level, top-only windows along the south wall.

This combination gives the ground floor a clear glazed entrance on the north elevation, conventional windows at both ends and high-level glazing across the other long elevations. The high-level units bring daylight into the accommodation while leaving more usable wall area below.

    First-floor module arrangement

Module 5 is positioned above the north-west ground-floor module. It has three small windows along the north wall and two in the west end. Module 6 forms the north-east corner, also with three north-facing small windows, plus two small windows in its east end.

On the south side, Module 7 has three small windows along its exposed south wall and two in the west end. Module 8 completes the upper floor with two small windows in the east end and three along the south wall. Together, the first-floor modules provide consistent window coverage on all exposed elevations.

    Access, finish and internal fit-out

The floors are connected by an internal staircase, which is not visible externally. The specified fit-out includes the facilities needed to support day-to-day site welfare use:

    • Kitchenette for canteen and break-time provision
    • WC facilities
    • Shower facility
    • Internal staircase between both storeys

Externally, the building is finished in smooth Light grey cladding. A flat roof with a slim fascia keeps the overall appearance straightforward and suitable for a working construction environment. Alternative P600 arrangements can be explored through the P600 configurator.

    Price and typical lead time

The indicative price is £86,000 excluding VAT, or £103,200 including VAT, for the standard fitted specification. This covers the eight-module, two-storey building with the listed external finish, door and window arrangement, internal staircase, kitchenette, WC and shower. Delivery, groundworks and any site-specific works are quoted separately.

A typical lead time is 8–12 weeks. The programme depends on specification confirmation, production scheduling, site readiness and delivery arrangements, so timings should be agreed for each project.

    Siting requirements

The site must be ready to receive an 11.8m x 4.4m, two-storey modular building. Requirements should be established before delivery, including suitable vehicle and installation access, prepared and correctly set-out foundations, drainage and utility connections, and any necessary site permissions. Ground conditions, access restrictions and project-specific service works are assessed and priced separately.
