Configuration overview
This configured modular office uses eight steel-framed P600 modules arranged over one storey in a grid layout. The completed footprint is 17.7m x 6.6m, with approximately 91 m² of usable internal floor area for the Offices & Commercial sector. Each module measures 5.9m x 2.2m and is 2.40m high externally. Its approximate usable interior is 5.7m x 2.0m, with a 2.16m internal ceiling height. Linking the eight modules creates a broader office floor plate rather than a series of isolated cabins.
The stored configuration is intended for growing businesses that need permanent office space. Internal room divisions and the final position of the requested WC remain subject to confirmation in the final layout.
External treatment and roof
All specified exposed walls are finished between the structural frame with Anthracite ARLINE AR16016 grooved plank cladding. The boards are installed vertically across the selected full-wall areas on Modules 1, 2, 3, 4, 6, 7 and 8. Module 5 has no exposed external wall or opening listed in this configuration.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in the stored design. Final details and finishes are confirmed by quotation.
Windows and entrance
The north-facing walls of Modules 1, 2 and 3 contain eight specified elements in total: six large windows, plus a glazed double door positioned between two of Module 1’s windows. These openings form the principal glazed entrance elevation within the configuration.
Further large windows are specified on the west ends of Modules 1, 4 and 7 and the east ends of Modules 3, 6 and 8. The south-facing walls of Modules 6, 7 and 8 each have two large windows. Across the complete design, this provides 18 large windows and one glazed double door, without implying a particular frame or glazing specification.
Requested internal fit-out
A WC is requested, with its final location and detailed arrangement to be confirmed as part of the completed plan. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring, so these treatments apply to the WC area rather than being described as a standard finish throughout the office.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles can be selected as upgrades or choices. Room-by-room flooring selections are also subject to confirmation and are not fixed by this stored configuration.
The internal arrangement can be reviewed through the building configurator, but the quotation confirms the final layout, fixtures and finishes.
Configured estimate and siting
The indicative configured estimate is £106,800 excluding VAT, or £128,160 including VAT. This figure is subject to quotation and reflects this eight-module office configuration without publicly itemising the selected cladding.
Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including access, ground conditions and the practical requirements of placing the linked modules on the proposed site.
