Seven-module, two-storey layout

This configuration uses seven steel-framed P600 modules arranged over two storeys: four modules on the ground floor and three on the first floor. The overall footprint is 11.8m x 4.4m, with approximately 80 m² of internal usable floor area. Each module measures 5.9m x 2.2m, is 2.40m externally and has a 2.16m internal ceiling. Its approximate usable interior is 5.7m x 2.0m. An internal staircase connects the floors and is not visible from outside.

Ground-floor openings

Module 1 has two small windows and a double-leaf glazed door on its north side, plus two small windows on its west end.
Module 2 has two high-level, top-only windows on its north side and two small windows on its east end.
Module 3 has two high-level, top-only windows on its south side and two small windows on its west end.
Module 4 has two small windows on its east end and two high-level, top-only windows on its south side.

First-floor openings

Module 5 has three small windows on its north side and two small windows on its west end.
Module 6 has three small windows on both its north and south sides, together with two small windows on its east end.
Module 7 has three small windows on its south side, with two small windows on each of its east and west ends.

Anthracite external finish

The exposed outside walls are finished between the frame with Anthracite ARLINE AR16016 grooved plank cladding, using vertical boards. The selected walls are the north and west walls of Module 1; north and east walls of Module 2; south and west walls of Module 3; east and south walls of Module 4; north and west walls of Module 5; north, east and south walls of Module 6; and east, south and west walls of Module 7. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.

Requested welfare fit-out

A WC and shower have been requested, with their final positions and details to be confirmed in the completed layout and quotation. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included features of this stored configuration. Estimate and site requirements

The indicative configured estimate is £95,100 excluding VAT, or £114,120 including VAT, subject to quotation and confirmation of the final specification. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including access, ground conditions and project requirements. Any illustrated fixtures or finishes remain subject to the final quotation.
