    Practical space over two storeys

    This P600 configuration combines seven steel-framed modules to create an approximately 80 m² building over two floors. Four modules form the ground floor and three form the first floor, giving sports clubs and community organisations useful internal capacity without increasing the 11.8m x 4.4m ground footprint.

    Each module measures 5.9m x 2.2m and is linked to form one fitted building. The arrangement is suited to a modular clubhouse, with generous glazing, dedicated WC and shower facilities, and an external steel staircase providing access to first-floor level.

    Ground-floor module layout

    The four ground-floor modules create the full rectangular footprint, with openings arranged across the exposed north, south, east and west elevations.

    • Module 1: The north-facing 5.9m wall has a large window, a pair of glazed entrance doors and a second large window. The west-facing end has one full-size window.
    • Module 2: The north wall has a small window, large window and small window. One full-size window is fitted in the east-facing end.
    • Module 3: The south wall has a small window, large window and small window. The west-facing end contains one full-size window.
    • Module 4: The east-facing end has one full-size window. The south wall has a small window, large window and small window.

    First-floor module layout

    Three modules form the first floor, with windows on every specified exposed wall to provide daylight from multiple elevations.

    • Module 5: Two large windows face north, while two small windows are positioned in the west-facing end.
    • Module 6: Two large windows face north and two face south. The east-facing end contains two small windows.
    • Module 7: Two large windows face south. Both the east-facing and west-facing ends contain two small windows each.

    Exterior and internal fit-out

    Horizontal timber-effect cladding gives the clubhouse a warmer appearance suited to sports and community settings. A dual-pitch apex roof completes the exterior, while the external steel staircase runs up the outside of the building. The glazed double entrance and extensive window arrangement create a bright, accessible ground-floor frontage.

    The building is supplied to a full fit-out standard and includes a WC and shower. Their final internal positioning can be coordinated as part of the detailed design process, alongside the required room arrangement and service connections.

    Indicative price and programme

    The indicative price is £96,900 excluding VAT, or £116,280 including VAT, for the standard fitted specification. Delivery, groundworks and other site-specific works are not included and are quoted separately. Alternative layouts and specifications can be explored through the P600 configurator.

    A typical lead time is 8–12 weeks, subject to design approval, specification, manufacturing capacity and site readiness. A confirmed programme is provided once the building details and installation requirements have been agreed.

    Preparing the site

    The site requires a suitable prepared base, clear delivery and installation access, and provision for the necessary utility connections. Ground conditions, access restrictions, drainage, planning requirements and any site-specific works must be assessed before installation. Adacon designs, manufactures and delivers the modules, with buildings delivered and installed across the UK.
