7-Module Two-Storey Clubhouse with Roof Terrace

Seven-module, two-storey arrangement

This modular clubhouse is arranged over two storeys using seven steel-framed P600 modules. Four modules form the ground floor, with three modules positioned above and a balustraded roof terrace over one ground-floor module. The overall footprint is 11.8m x 4.4m, providing approximately 80 m² of internal usable floor area.

Each P600 module measures 5.9m x 2.2m, with an external module height of 2.40m and a 2.16m internal ceiling. The approximate usable interior of each module is 5.7m x 2.0m. An external steel staircase provides access to the upper level and roof-terrace arrangement.

Ground-floor openings

Module 1 has a large window, double glazed door and second large window along its exposed north side, plus a full-size window in the west end. Module 2 has a small window, large window and small window along the north side, with a full-size window in the east end.

On the opposite elevation, Module 3 has a small window, large window and small window along its exposed south side, together with a full-size window in the west end. Module 4 repeats the three-window south-side arrangement and has a full-size window in its east end.

First-floor openings and terrace access

Module 5 has two large windows on its north side and two small windows in the west end. Module 6 has two large windows on the north side, two small windows in the east end, and a large window, single glazed door and second large window on the south side.

Module 7 has two large windows along its south side and two small windows in the west end. Its east end contains a full-height glazed door and a half-width, full-height window. The stored design also includes a roof terrace with balustrade above one ground-floor module.

Selected exterior

The exposed walls specified in this configuration receive Smooth plank cladding in Tik (Teak), reference AR16016, applied between the steel frame. This full-wall finish is selected for the north and west walls of Module 1; north and east walls of Module 2; south and west walls of Module 3; east and south walls of Module 4; north and west walls of Module 5; north, east and south walls of Module 6; and east, south and west walls of Module 7.

The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Final fixture, finish and layout details are confirmed by quotation.

Requested internal fit-out

A WC and shower are requested for confirmation within the final layout. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling.

Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included elements of this stored configuration. Their locations and specification must be agreed when the final layout is prepared through the configuration process.

Price and site considerations

The indicative configured estimate is £95,100 excluding VAT, or £114,120 including VAT, subject to quotation. Transport is priced according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate.

Placement, access and site requirements remain subject to survey. The quotation will confirm the final configuration, selected finishes, fit-out details, transport requirements and any works identified for the intended site.
