Seven-module office layout
This P600 configuration uses seven steel-framed modules linked at ground-floor level in a grid layout. Together, they create a 17.7 m by 6.6 m footprint with approximately 80 m² of usable internal floor area. Each module measures 5.9 m by 2.2 m, with an external height of 2.40 m and a 2.16 m internal ceiling. The approximate usable interior of each module is 5.7 m by 2.0 m. The design is intended for the Offices & Commercial sector and is presented as a permanent modular office for a growing business.
Windows and entrance
The exposed elevations combine extensive glazing with a single glazed entrance door. Module 1 has two large windows and the single glazed door on its north side, plus a full-size window on its west end. Module 2 has two large windows on the north side. Module 3 has two large north-facing windows and a full-size east-end window. Module 4 has a full-size window on its west end.
On the south-facing part of the layout, Module 5 has two large windows. Module 6 has two large windows on its south side and a full-size window on its east end. Module 7 also has two large south-facing windows, together with full-size windows on both its east and west ends. These openings are specific to the stored configuration rather than a generic P600 arrangement.
Venge exterior and flat roof
Every specified exposed wall is finished between the frame with vertically laid ARLINE AR16016 grooved plank cladding in Venge. This covers the north and west walls of Module 1; the north walls of Modules 2 and 3; the east wall of Module 3; the west wall of Module 4; the south wall of Module 5; the east and south walls of Module 6; and the east, south and west walls of Module 7. Cladding remains quote-only and is not separately itemised in public pricing. The building has a flat roof with an approximately 120 mm steel-frame fascia and no additional fascia.
Requested internal fit-out
A kitchenette and WC are requested for confirmation in the final quoted layout. White, lightly ribbed insulated sandwich panels are the included wall finish elsewhere in the office. The WC room requires hygienic wall panels and wet-room PVC flooring. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades, but are not included unless recorded in the final quotation. Fixtures, finishes and their precise positions are confirmed through the final design and quotation process using the project configuration details.
Configured estimate and site requirements
The indicative configured estimate is £93,900 excluding VAT, or £112,680 including VAT, subject to quotation. Transport is priced separately according to the site postcode and access conditions. Offloading or cranage, groundworks and other site-specific works are also separate.
