Six-module L-shaped configuration
This exact configuration uses six steel-framed P600 modules arranged over one storey in an L-shaped plan. Each module measures 5.9m x 2.2m, giving the completed building an external footprint of 17.7m x 8.1m. The design provides approximately 68.4 m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space, depending on the final room arrangement.
Each module is 2.40m high externally, with a 2.16m internal ceiling and an approximate usable interior of 5.7m x 2.0m. This stored design is intended as a modular clubhouse for sports clubs and community organisations.
Windows and entrance arrangement
The exposed elevations are configured with the following large windows and glazed entrance:
- Module 1: two large windows and a double glazed door on the north 5.9m wall, plus one large window on the west 2.2m end.
- Module 2: two large windows on the north 5.9m wall.
- Module 3: two large windows on the north wall, one on the east end and two on the south wall.
- Module 4: one large window on the south 2.2m end and two on the west 5.9m wall.
- Module 5: one large window on the south 2.2m end.
- Module 6: two large windows on the east 5.9m wall and one on the south 2.2m end.
Anthracite slatted exterior
The selected exposed outside walls are finished with Anthracite ARLINE 24136 slatted cladding, using vertical boards applied between the frame. This treatment covers the specified north, south, east and west exposed elevations across the six-module arrangement. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Final fixture and finish details are confirmed by quotation.
Requested clubhouse fit-out
The requested internal fit-out includes a kitchenette, WC and shower, with their positions and room divisions to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. The shower room uses wet-room PVC flooring.
Elsewhere, insulated sandwich panels are the included internal wall finish. Plaster can be selected outside the bathroom walls, and other wall or floor finishes are chosen to suit the confirmed room arrangement. The final partition plan will determine how the approximately 68.4 m² usable internal area is divided between social space, kitchenette and washroom facilities.
Configured estimate and site requirements
The indicative configured estimate is £80,800 excluding VAT, or £96,960 including VAT, subject to quotation. This estimate relates to the stored six-module design and its selected configuration; cladding costs are quote-only and are not itemised publicly.
Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to survey so that access, positioning and relevant site conditions can be assessed for this 17.7m x 8.1m external footprint.
