6-Module L-Shaped Modular Clubhouse

Six-module L-shaped arrangement

This modular clubhouse uses six P600 steel-framed modules arranged over one storey in an L-shaped layout. Each module measures 5.9m by 2.2m, producing an overall external footprint of 17.7m by 8.1m. The building provides approximately 68.4 m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space.

Each module is 2.40m high externally, with a 2.16m internal ceiling height and an approximate usable interior of 5.7m by 2.0m. The final internal arrangement, including circulation and room divisions, is confirmed through the quotation and layout process.

Windows and entrance arrangement

The stored design distributes windows around the exposed faces to serve the L-shaped plan. Its openings are configured as follows:

• Module 1: two large windows and a glazed double door on the north side, plus a large window on the west end.
• Module 2: a large window between two small windows on the north side.
• Module 3: a large window between two small windows on both the north and south sides, plus a large window on the east end.
• Module 4: a large window on the south end and a large window between two small windows on the west side.
• Module 5: a large window on the south end.
• Module 6: a large window between two small windows on the east side, plus a large window on the south end.

These openings form part of this specific configuration. Final fixture details and finishes are confirmed by quotation rather than solely from illustrations.

Anthracite Grey exterior and apex roof

The exterior uses included vertical insulated sandwich panels in Anthracite Grey, RAL 7016. The selected exposed outside walls are specified as smooth standard insulated panels in the same colour: the north and west walls of Module 1; north wall of Module 2; north, east and south walls of Module 3; south and west walls of Module 4; south wall of Module 5; and east and south walls of Module 6.

A dual-pitch apex roof completes the stored external configuration. The L-shaped arrangement and roof form are specific to this six-module design.

Requested WC and shower fit-out

A WC and shower are requested for confirmation within the final room layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. Shower rooms use wet-room PVC flooring. Where selected, plaster applies outside the bathroom walls.

Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall treatments, floor finishes or room-specific details are selected once the final clubhouse layout has been established. They should not be assumed from indicative imagery.

Configured estimate and site requirements

The indicative configured estimate is £86,400 excluding VAT, or £103,680 including VAT, subject to quotation. The configuration can be reviewed through the building configurator, with final details recorded in the resulting quotation.

Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to survey, including confirmation of access, ground conditions and requirements affecting the completed installation.
