A practical L-shaped clubhouse layout

This six-module P600 building is configured as a single-storey modular clubhouse for the Sport & Leisure sector. Its L-shaped arrangement creates an overall footprint of 17.7m x 8.1m and approximately 73 m² of internal floor area, giving sports clubs and community organisations useful space without moving to a two-storey scheme.

The modules are joined to form one connected building. The L shape increases the number of exposed external walls, allowing windows to be placed around several elevations and bringing natural light into different parts of the clubhouse.

Windows and entrance by module

Module 1 forms the principal entrance elevation. Its exposed north-facing 5.9m wall has a glazed double door positioned between two large windows. A further large window is fitted to the exposed west-facing 2.2m end.

Module 2 continues the north elevation with two large windows along its exposed 5.9m wall, maintaining a well-glazed frontage beside the main entrance.

Module 3 has the most extensive glazing in the configuration. There are two large windows on the north-facing 5.9m wall, one large window on the east-facing 2.2m end and two more large windows along the exposed south-facing 5.9m wall.

Module 4 has two large windows on its exposed west-facing 5.9m wall. Its exposed south-facing 2.2m end contains one additional large window.

Module 5 has one large window in its exposed south-facing 2.2m end. Module 6 completes the return of the L shape, with two large windows along its east-facing 5.9m wall and one large window in the south-facing 2.2m end.

Fitted facilities

The internal fit-out includes a kitchenette, WC and shower. These facilities make the building suitable for regular club use, training sessions, fixtures, meetings and community activities. Final internal positioning and service requirements should be confirmed as part of the project specification.

Timber-effect exterior and apex roof

Horizontal timber-effect cladding gives the clubhouse a warmer, more natural external appearance than a standard site building. The structure is finished with a dual-pitch apex roof, creating a familiar clubhouse profile while retaining the speed and consistency of the modular P600 system.

Price and standard specification

The indicative price is £69,000 excluding VAT, or £82,800 including VAT, for the standard fitted specification. This covers the configured six-module building with its specified timber-effect cladding, dual-pitch roof, windows, glazed double entrance doors, kitchenette, WC and shower. Delivery, groundworks and site-specific works are quoted separately. The P600 configurator can be used to review the modular system and available layouts.

Lead time and site preparation

A typical lead time is 8–12 weeks, subject to specification, order confirmation and current production scheduling. Programme dates should also allow for site preparation, delivery planning and any approvals required before installation.

Siting requirements

The site will need suitable access for module delivery and installation, together with correctly prepared foundations or supports for the completed footprint. Utility routes and connection points for the kitchenette, WC and shower must be planned in advance. Ground conditions, levels, drainage, service connections, delivery access and any planning or Building Regulations requirements are site-specific and must be assessed before work begins.
