5-Module Two-Storey Modular Clubhouse

Planned form and capacity

This stored P600 design combines five steel-framed modules across two storeys in a two-storey-terrace arrangement. Three modules form the ground floor, with two modules positioned at first-floor level and a roof terrace with balustrade above one ground-floor module. The resulting building has an 11.8m x 4.4m footprint and provides approximately 57 m² of internal usable floor area, making it suitable as a modular clubhouse for the sport and leisure sector.

Each P600 module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. The modules are linked and stacked only as shown in this five-module configuration.

Windows, doors and access

On the ground floor, Module 1 has two large windows and a double glazed door on its north side, plus a full-size window in the west end wall. Module 2 has a small, large and small window arrangement on both its north and south sides, with a full-size window in the east end wall.

Ground-floor Module 3 has the same small, large and small window sequence on its south side. Full-size windows are positioned in both exposed end walls, facing east and west.

At first-floor level, Module 4 has two large windows on its north side. Its south side combines two large windows with a single glazed door, while the west end wall has two small windows. Module 5 has two large windows on each of its north and south sides, plus two small windows in the east end wall.

An external steel staircase provides access to the upper level. The roof terrace is arranged above one ground-floor module and is enclosed by a balustrade, adding an elevated outdoor area to the clubhouse layout.

External treatment and roof

All selected exposed outside walls are specified with full-wall cladding between the frame. The finish is embossed woodgrain in Antrasit (Anthracite), applied to the identified north, south, east and west elevations of the five modules. Cladding is priced as part of the final quotation and is not publicly itemised.

A dual-pitch apex roof completes the configuration. Together with the anthracite woodgrain treatment, external staircase and roof terrace, it gives the design a defined two-storey clubhouse profile.

Requested internal fit-out

The requested fit-out includes a kitchenette, WC and shower, with their final positions and details to be confirmed in the completed layout and quotation. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring appropriate to those spaces.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included features of this stored design. Room-by-room flooring selections also remain to be confirmed. The current arrangement and available choices can be reviewed through the P600 configuration.

Estimate and site considerations

The indicative configured estimate is £73,100 excluding VAT, or £87,720 including VAT, subject to quotation and confirmation of the final specification. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Siting is subject to survey, including confirmation of access, ground conditions and the requirements of this two-storey arrangement. The final quotation will confirm the detailed fit-out, selected finishes and other project-specific elements; illustrated fixtures or finishes should not be treated as guaranteed until they appear in that quotation.
