    Five-module grid layout

    This configuration uses five P600 steel-framed modules in a single-storey grid layout. Each module measures 5.9m by 2.2m, producing an overall footprint of 17.7m by 4.4m and approximately 65 m² of internal floor area. The linked format provides substantially more usable space than a standalone cabin while keeping the building to one accessible ground-floor level.

    Designed as a site welfare unit for the construction sector, the building is suited to projects needing space for canteen use, drying-room provision and WC facilities. The internal fit-out includes a kitchenette, WC and shower. Final room zoning should be checked against workforce numbers, site routines and the required balance between dining, changing and welfare space.

    Doors and windows by module

    • Module 1: The exposed north-facing 5.9m wall has a single glazed entrance door positioned between two small windows. The exposed west-facing 2.2m end has one high-level, top-only window.
    • Module 2: The exposed north-facing 5.9m wall has two high-level, top-only windows.
    • Module 3: The exposed north-facing wall has two high-level, top-only windows. Its east-facing end has one high-level, top-only window, while the exposed south-facing wall has a further two.
    • Module 4: The exposed south-facing 5.9m wall has two high-level, top-only windows. One additional high-level, top-only window is fitted to the exposed west-facing end.
    • Module 5: The exposed east-facing end has one high-level, top-only window. The exposed south-facing wall has two further high-level, top-only windows.

    The glazed door creates a clear main entrance, with small windows on either side. Fourteen high-level, top-only windows are distributed across the remaining listed elevations, bringing daylight into the building while limiting low-level views into welfare and changing areas.

    External finish and internal fit-out

    The exterior is finished in smooth Dark grey cladding. A flat roof and slim fascia keep the profile straightforward and suitable for an operational construction environment. The P600 modules are manufactured in the UK and supplied to a full fit-out standard for this configuration.

    Internally, the specified kitchenette supports meal breaks and canteen use. The WC and shower provide essential facilities for personnel working on site, while the wider five-module floor area can accommodate the associated welfare and drying functions planned by the buyer. Detailed furniture, storage and room allocation should be agreed as part of the final specification.

    Price and standard specification

    The indicative price is £53,750 excluding VAT, or £64,500 including VAT, for the five-module building in the standard fitted specification. This price relates to the configuration described, including the kitchenette, WC and shower. Delivery, groundworks and any site-specific works are quoted separately.

    Programme and siting requirements

    Typical lead time is 8–12 weeks. The confirmed programme will depend on the agreed specification and production schedule.

    The site will require a suitable level, prepared base, safe delivery and lifting access, and planned connections for power, water, drainage and other required services. Available access must be assessed for transporting and positioning 5.9m by 2.2m modules.
