5-Module Modular Gym with WC and Shower

Single-storey gym configuration

This building uses five P600 steel-framed modules in a single-storey grid layout. It has an overall footprint of 17.7m x 4.4m and provides approximately 57 m² of internal floor area, giving home gym owners and independent trainers a substantial dedicated space without moving to a conventional commercial unit.

Each P600 module measures 5.9m x 2.2m. The modules are linked to create one fitted building, with the external openings arranged to bring natural light into the gym from the north, south, east and west elevations. This configuration is designed specifically for the Sport & Leisure sector and can be viewed alongside other modular gym options.

Module-by-module layout

The exposed elevations and openings are configured as follows:

• Module 1: the north 5.9m elevation has a large window, glazed double door and second large window. The west 2.2m end has a further large window.
• Module 2: the north 5.9m elevation has a large central window with a small window on each side.
• Module 3: the north and south 5.9m elevations each have a large central window between two small windows. The east 2.2m end has one large window.
• Module 4: the south 5.9m elevation has a large central window with a small window on either side. The west 2.2m end has one large window.
• Module 5: the south 5.9m elevation has a large central window between two small windows. The east 2.2m end has one large window.

Across the complete building, the arrangement provides ten large windows, ten small windows and one set of glazed double entrance doors. The double doors provide the main point of entry and a wider opening for moving gym equipment into the building.

Exterior and internal fit-out

The exterior is finished in black vertical cladding, giving the gym a clear, consistent appearance across all five modules. A flat roof with a slim fascia keeps the roofline simple and suits the low-profile, single-storey format.

The internal fit-out includes a WC and shower, supporting private workouts and personal-training sessions within the same building. The remaining approximately 57 m² internal area is formed by the linked modules and can accommodate the buyer’s chosen gym equipment and training arrangement. Equipment is not included in the stated configuration.

Price and typical lead time

The indicative price is £53,750 excluding VAT, or £64,500 including VAT, for the standard fitted specification. This covers the five-module building in the stated configuration, including the black external finish, listed doors and windows, and the WC and shower fit-out. Delivery, groundworks and other site-specific works are quoted separately.

A typical lead time is 8–12 weeks. The programme is confirmed for each order and depends on the final specification, site readiness and installation arrangements.

Siting requirements

The site must provide suitable space for the 17.7m x 4.4m footprint, together with access for module delivery and installation operations. Ground conditions, foundations, drainage, service connections and any site-specific works must be assessed before installation. These items are not included in the indicative building price and are priced separately according to the location and site requirements.
