Five-module L-shaped office layout
This configuration uses five linked P600 steel-framed modules arranged over one storey in an L-shaped layout. The external footprint is 17.7m x 8.1m, with approximately 57m² of usable internal area before partitions. This figure uses a conservative per-module allowance; connected open layouts may provide more usable space depending on the final partition plan.
Each module measures 5.9m x 2.2m externally and is 2.40m high, with an internal ceiling height of 2.16m. Its approximate usable interior is 5.7m x 2.0m. The configuration is designed as a permanent workspace for the Offices & Commercial sector and can be viewed alongside other modular office options.
Windows and entrance arrangement
The stored design distributes windows across the exposed sides of all five modules, bringing natural light into both sections of the L-shaped plan:
- Module 1 has two large windows and a single glazed door on its north side, plus a large window on its west end.
- Module 2 has a large window between two small windows on both its north and south sides.
- Module 3 repeats the small, large and small window arrangement on its north and south sides, with a large window on its east end.
- Module 4 has a large window on its south end and a large window between two small windows on its west side.
- Module 5 has a large window between two small windows on its east side, plus a large window on its south end.
Anthracite external finish
Every exposed wall listed above is specified with Anthracite ARLINE AR16016 grooved plank cladding applied between the structural frame. The boards run vertically, giving the north, south, east and west elevations selected in the design a consistent linear finish. Cladding costs are confirmed within the project quotation and are not separately itemised in public pricing.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this configuration.
Requested internal fit-out
The requested room layout includes a kitchenette and WC, with their final positions and specifications to be confirmed during quotation. Elsewhere, insulated sandwich panels are the included internal wall finish. Alternative finishes can be selected once the final office, kitchenette, circulation and WC layout has been established.
Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Where selected, plaster is applied to the outside faces of bathroom walls. If a shower room is incorporated into the final plan, wet-room PVC flooring is used within that room. These provisions do not confirm a shower as part of the stored design.
Price and site requirements
The indicative configured estimate is £68,100 excluding VAT, or £81,720 including VAT, subject to quotation. Final fixture, finish and fit-out details are confirmed in that quotation rather than guaranteed by illustrations. The stored configuration can also be reviewed through the building configurator.
Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and site-specific works are separate. Siting remains subject to survey, including assessment of access, ground conditions and the requirements of the selected location.
