A five-module clubhouse layout
This steel-framed P600 configuration combines five linked, single-storey modules in a stepped grid measuring 17.7m x 4.4m externally. Three modules form the north row, with two modules along the south side beneath the first two positions. The design provides approximately 57m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space, depending on the final partition arrangement.
Each module measures 5.9m x 2.2m externally and is 2.40m high externally, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. This arrangement is intended as a modular clubhouse for sports clubs and community organisations.
Windows and glazed access
Module 1 forms the north-west section. Its exposed north wall has a large window, a double glazed door and a second large window, while its exposed west end has a full-size window. Module 2 sits alongside it, with a small window, large window and small window across the exposed north wall.
Module 3 completes the north row. Its north and south walls each have a small window, large window and small window, while the exposed east end has a full-size window. On the south row, Module 4 has the same three-window arrangement on its exposed south wall and a full-size window on its west end. Module 5 also has three windows across its exposed south wall, plus a full-size window on the east end.
Anthracite Grey exterior and flat roof
All selected outside walls use included vertical insulated sandwich panels in Anthracite Grey, RAL 7016, with a smooth finish. These panels are specified on the exposed north, south, east and west walls listed for the five modules. The building has a flat roof finished with an approximately 120mm steel-frame fascia, with no additional fascia selected.
Requested internal fit-out
The requested fit-out includes a kitchenette, WC and shower, with their positions and room divisions to be confirmed in the final layout and quotation. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. The shower room uses wet-room PVC flooring.
Elsewhere, insulated sandwich panels are the included internal wall finish. Plaster applies outside bathroom walls when that finish is selected. Any other wall or floor finishes depend on the final room layout and selections, so illustrated fixtures and finishes should not be treated as guaranteed inclusions. These details can be reviewed as part of the final building configuration.
Price and site considerations
The indicative configured estimate is £64,500 excluding VAT, or £77,400 including VAT, subject to quotation. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
