    Configuration and dimensions

This single-storey modular clubhouse links four P600 steel-framed modules side by side in a wide arrangement. Its external footprint is 5.9m x 8.8m, with an approximate usable internal area of 45.6 m² before partitions. This is a conservative allowance based on an approximate usable interior of 5.7m x 2.0m per module; connected open layouts may provide more space.

Each module measures 5.9m x 2.2m, with an external height of 2.40m and a 2.16m internal ceiling. The configuration is intended for sports clubs and community organisations requiring a practical modular clubhouse.

    Windows and entrance

The stored design distributes windows across the exposed elevations, with the main entrance positioned on Module 1’s north wall:

    • Module 1: two large north-facing windows with a double-leaf glazed door between them, plus one large window on each of the east and west ends.
    • Module 2: one large window on the east end and one on the west end.
    • Module 3: one large window on the east end and one on the west end.
    • Module 4: one large window on each end, plus a small window, large window and second small window across the south wall.

    External panels and roof

The exterior uses included vertical insulated sandwich panels in Cream, RAL 9001. The stored selection specifies smooth, standard insulated panels on Module 1’s north, east and west walls; the east and west walls of Modules 2 and 3; and Module 4’s east, south and west walls. A dual-pitch apex roof completes the selected external form.

    Requested internal fit-out

The requested fit-out comprises a kitchenette, WC and shower, with their positions and the final partition arrangement to be confirmed. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an option. The shower room uses wet-room PVC flooring.

Elsewhere, insulated sandwich panels are the included internal wall finish. Plaster can be selected outside bathroom walls, while other finishes are chosen to suit the confirmed room layout. The stored arrangement can be reviewed through the building configurator, but final fixtures, finishes and partition details are confirmed by quotation rather than guaranteed from illustrations.

    Price and site considerations

The indicative configured estimate is £58,200 excluding VAT, or £69,840 including VAT, subject to quotation. Transport is priced separately according to postcode and access. Offloading or cranage, groundworks and any other site-specific works are also separate from this estimate.

Siting remains subject to survey, including confirmation of access, ground conditions and the requirements of the chosen location. The final quotation records the agreed configuration, fit-out and finish selections.
