A wide café layout built from four modules
This configuration links four P600 steel-framed modules side by side to create a single-storey building with a 5.9m x 8.8m footprint. The linked modules provide approximately 49 m² of internal floor area, giving operators space to plan customer seating, service areas and circulation around their own trading requirements.
The wide format is intended for use as a modular café in the Retail & Hospitality sector. It is a practical option for coffee operators, parks and visitor attractions seeking a defined building configuration rather than a temporary-looking cabin.
Module-by-module arrangement
Module 1 forms the northern edge of the building. Its exposed 5.9m north wall contains the single glazed entrance door. Full-size windows are fitted in both the east and west 2.2m end walls, providing views and natural light across the module.
Module 2 is positioned directly alongside Module 1. It has a full-size window in each exposed 2.2m end wall, one facing east and one facing west. There are no external doors specified for this module.
Module 3 follows the same arrangement, with full-size windows in its east and west end walls. Together, Modules 2 and 3 create the central section of the wide floorplate and provide glazing at both ends of the building.
Module 4 forms the southern edge. It has full-size windows in the east and west end walls, plus two large windows in the exposed 5.9m south wall. Across the complete configuration, there are eight full-size end windows, two large south-facing windows and one glazed entrance door.
Exterior and internal fit-out
The exterior is finished in timber-effect cladding, giving the café a warmer appearance suited to hospitality settings, landscaped parks and visitor destinations. A flat roof with a slim fascia keeps the overall profile clean and straightforward.
The internal fit-out includes a WC as part of the specified arrangement. Operator-specific counters, catering equipment, furniture, branding and service requirements are not defined in this configuration and should be scoped for the intended café operation. Price and delivery programme
The indicative price is £43,000 excluding VAT, or £51,600 including VAT, for the standard fitted specification. This price applies to the four-module, single-storey building described here, including its specified cladding, glazing, entrance door and WC fit-out. Delivery, groundworks and any site-specific works are quoted separately.

Preparing the site
The site must have a suitable prepared base and sufficient access for module delivery and installation. The buyer should also establish the required planning position, utility connections and drainage arrangements for the café and WC. Ground conditions, access restrictions and other project-specific requirements are assessed and priced separately before delivery.
