A wide-format café building

This configuration uses four P600 modules linked side by side to create a single-storey building with a 5.9m x 8.8m footprint. The completed layout provides approximately 49 m² of internal floor area, giving operators a broad floor plate that can accommodate customer seating, service areas and day-to-day café operations. It is designed for buyers considering a purpose-built modular café rather than adapting a smaller kiosk or temporary cabin.

Module-by-module layout

Module 1 forms one outer edge of the building. Its exposed north-facing 5.9m wall contains the single glazed entrance door. A full-size window is fitted to each exposed 2.2m end wall, with one on the east elevation and one on the west elevation. This places natural light at both ends of the module while keeping the main entrance clearly defined.

Module 2 sits directly alongside Module 1. Its exposed east and west end walls each contain one full-size window. Module 3 follows the same arrangement, again with a full-size window at both the east and west ends. Together, these central modules extend the usable width of the café without introducing additional external doors.

Module 4 completes the opposite outer edge of the building. It has full-size windows on its east and west end walls, matching the other modules. Its exposed south-facing 5.9m wall contains two large windows, creating a prominent glazed elevation suitable for overlooking customer areas, landscaped surroundings or a visitor destination.

Exterior and internal fit-out

The exterior is finished in vertical timber-effect cladding, giving the café a warmer appearance than a standard site-style modular unit. A flat roof with a slim fascia keeps the profile simple and contemporary. Across the complete building, the specified openings comprise one glazed single door, eight full-size end windows and two large windows on the south elevation.

The standard internal fit-out includes a kitchenette and WC. These provide the core facilities required for staff use and everyday operation, while the remaining floor area can be planned around the operator’s seating, counter and circulation requirements. Specialist catering appliances, loose furniture and any equipment beyond the stated specification should be identified during quotation.

Price and programme

The indicative price is £43,000 excluding VAT, or £51,600 including VAT, for the standard fitted specification. This covers the four-module building in the configuration described, including the specified timber-effect exterior, doors, windows, kitchenette and WC. Delivery, groundworks and site-specific works are quoted separately because access, location, service connections and foundation requirements vary between sites.

Typical lead time is 8–12 weeks, subject to final specification, order confirmation and the agreed programme. Preparing the site

The building requires a suitable prepared base or foundation solution agreed for the specific location. Buyers should allow for delivery vehicle access, lifting and installation space, and routes for the required utility connections. Ground conditions, drainage, planning requirements and connection points must be assessed for the site, with any associated groundworks or site-specific measures priced separately.
