A four-module office in a straight run
This configuration uses four linked P600 modules arranged in a single-storey run. The complete building has a footprint of 23.6m x 2.2m and provides approximately 46 m² of usable internal floor area. It is configured for the Offices & Commercial sector as a practical option for growing businesses that need additional permanent workspace.
Each steel-framed module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. Further information about this type of workspace is available under modular offices.
Window and entrance arrangement
Module 1 has a small, large and small window arrangement on its north wall. Its south wall has a large window, a double-leaf glazed door and a second large window, while the exposed west end has one large window.
Modules 2 and 3 each have the same arrangement on both exposed long walls: a small window, a large window and a second small window on the north side, repeated on the south side. Module 4 follows this arrangement on its north and south walls and adds one large window to the exposed east end. Together, these specified openings serve the full 23.6m run.
Anthracite external finish
All exposed external walls are specified with Narrow groove AR14514 cladding in Antrasit (Anthracite), applied between the structural frame. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Cladding costs are incorporated within the configured estimate and are confirmed through the overall quotation rather than itemised publicly.
Requested kitchenette and WC
The requested fit-out includes a kitchenette and WC, with their positions and final details to be confirmed in the completed internal layout. The WC area requires hygienic wall panels and wet-room PVC flooring. The precise hygienic-panel style has not been fixed in this stored design.
Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels. Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices. Room-by-room flooring selections outside the WC have not been specified and must also be confirmed by quotation. Fixture details and finishes shown in supporting illustrations are indicative unless expressly recorded in the final quotation. Configured estimate and site requirements
The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation and confirmation of the final layout and fit-out. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate from this estimate.
