Four-module office arrangement

This configuration uses four steel-framed P600 modules linked side by side to form a single-storey, wide-layout office. Each module measures 5.9m x 2.2m externally, creating an overall external footprint of 5.9m x 8.8m. The building provides approximately 45.6m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more space, depending on the final partition plan. Each module has an approximate usable interior of 5.7m x 2.0m, an external height of 2.40m and a 2.16m internal ceiling.

Layout and external openings

Module 1 forms the north side of the office. Its exposed north wall has a large window, a double-door glazed entrance and a second large window. The exposed east and west ends each have one full-size window. Modules 2 and 3 sit within the connected arrangement, with one full-size window in each exposed east and west end.

Module 4 forms the south side. Its exposed south wall has two large windows, while its east and west ends each have one full-size window. Together, these openings serve the linked office arrangement without changing the specified 5.9m x 8.8m footprint. The design is intended for the modular offices use case rather than accommodation, welfare or storage use.

Selected exterior and roof

The included exterior uses vertical insulated sandwich panels in Cream, RAL 9001. All selected exposed outside walls are specified with standard insulated panels in the same Cream colour and a smooth finish. This applies to the listed north, south, east and west wall sections across the four modules. Any cladding pricing remains subject to quotation and is not itemised publicly.

The configuration has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected. The restrained cream finish and low-profile roof suit commercial settings where a practical, permanent office building is required.

Requested internal fit-out

A kitchenette and WC have been requested, but their positions and final details must be confirmed within the completed room layout and quotation. Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes remain dependent on the final room arrangement rather than being fixed across the building.

Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. Plaster applies outside bathroom walls when selected. Wet-room PVC flooring is used for shower rooms; a shower room is not specified in this stored configuration. No other precise floor finish has been selected, so finishes and interfaces around the kitchenette, WC and office areas require confirmation.

Estimate and site requirements

The indicative configured estimate is £51,600 excluding VAT, or £61,920 including VAT, subject to quotation and confirmation through the final configuration. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Final siting is subject to a site survey. Access, ground conditions, positioning and any project-specific requirements must be reviewed before the quotation and installation arrangements are confirmed.
