Wide four-module configuration
This P600 modular office is formed from four steel-framed modules arranged side by side in a single storey. The completed configuration has a footprint of 5.9m x 8.8m and provides approximately 46 m² of usable internal floor area, creating a broad workspace for the Offices & Commercial sector. It is designed for growing businesses that need additional permanent office accommodation.
Each module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each individual module is 5.7m x 2.0m. Windows and entrance arrangement
The openings are distributed across the exposed north, east, south and west elevations. Module 1 forms the north side of the configuration, while Module 4 forms the south side. The selected arrangement is:
- Module 1 north wall: two large windows with a single glazed door between them.
- Module 1 east and west end walls: one full-size window on each end.
- Module 2 east and west end walls: one full-size window on each end.
- Module 3 east and west end walls: one full-size window on each end.
- Module 4 east and west end walls: one full-size window on each end.
- Module 4 south wall: two large windows.
Selected exterior and roof
The exposed outside walls are specified with full-wall Smooth plank cladding in AR16016 Antrasit (Anthracite), applied between the frame. This finish is selected for the north, east and west walls of Module 1; the east and west walls of Modules 2 and 3; and the east, south and west walls of Module 4. Cladding costs are confirmed as part of the project quotation and are not itemised publicly.
The configuration has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified in this design.
Requested internal fit-out
A kitchenette and WC have been requested, with their final positions and detailed arrangement to be confirmed in the completed layout and quotation. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. This requirement applies to the relevant room once the WC layout has been agreed.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panel. Plasterboard and other hygienic-panel styles are selectable alternatives or upgrades rather than included finishes. Room-by-room flooring selections are also confirmed separately and should not be assumed from illustrations. The precise fixtures, finishes and fit-out details supplied will be those recorded in the final quotation.
Indicative price and site requirements
The indicative configured estimate is £54,000 excluding VAT, or £64,800 including VAT, subject to quotation. Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate from this estimate.
Access, ground conditions, positioning and any site-specific requirements must be assessed before the project is finalised. The stored design can be reviewed through the P600 configurator, but the final specification, fit-out and siting arrangements remain subject to survey and quotation.
