A wide, single-storey café layout
This P600 configuration combines four steel-framed modules in a wide, single-storey arrangement. Each module measures 5.9m by 2.2m, creating an overall footprint of 5.9m by 8.8m and an approximate internal floor area of 49 m². The format provides a practical space for customer seating, service functions and staff facilities within one connected building.
Designed for the Retail & Hospitality sector, it is suitable for coffee operators, parks and visitor attractions looking for a permanent-quality alternative to a kiosk or converted container. Further applications and planning considerations are covered on our modular cafés page.
Module-by-module arrangement
Module 1 forms the northern edge of the building. Its exposed north wall has a single glazed entrance door, providing the principal customer or staff access point. Large windows are fitted to both the east and west ends, bringing daylight through the short elevations.
Modules 2 and 3 sit between the two outer modules. Each has one large window at the east end and one at the west end. This produces a consistent run of glazing across both 8.8m-wide end elevations and gives the connected interior balanced natural light from either side.
Module 4 forms the southern edge. It has large windows at its east and west ends, plus two large windows along the exposed 5.9m south wall. Across the complete configuration, the building therefore has one glazed door and ten large windows in the positions specified.
Exterior and internal fit-out
The exterior is finished in smooth Anthracite cladding, giving the café a clean, contemporary appearance that works well in retail, leisure and visitor settings. A flat roof with a slim fascia keeps the profile simple and visually restrained.
The standard fitted specification includes a kitchenette and WC. These provide the essential staff and service facilities expected in a compact café building. Final positioning and service connections should be confirmed during the order process, alongside any operational requirements for counters, equipment, seating or customer circulation that fall outside the stated configuration.
Indicative price and scope
The indicative price is £43,000 excluding VAT, or £51,600 including VAT, for the standard fitted specification. This price is based on the four-module, single-storey building described here, including its Anthracite exterior finish, stated door and window arrangement, kitchenette and WC.
Delivery, groundworks and site-specific works are quoted separately. Requirements can vary according to location, access, site levels, utility connections and the preparation needed before installation. The final quotation will set out the agreed building specification and the separate costs applying to the chosen site.
Lead time and siting requirements
A typical lead time is 8–12 weeks, subject to specification, order confirmation and project scheduling. Site preparation can usually progress while the modules are being produced, helping to keep the overall programme controlled.
The building requires a suitable prepared base, clear delivery and installation access, and properly planned connections for electricity, water and drainage. Responsibility for planning permission and other site approvals should also be established before work begins. Ground conditions, access restrictions and service routes need to be assessed early because they can affect both preparation and installation costs.
The four-module arrangement can also be reviewed in the P600 configurator, where the footprint and opening positions can be considered against the intended site.
