Purpose and scale

This configuration combines four 5.9m x 2.2m P600 modules in a wide, single-storey arrangement. Together, they create a 5.9m x 8.8m footprint and approximately 46 m² of internal floor area. It is designed as a practical modular café for coffee operators, parks, visitor attractions and other retail and hospitality settings.

The modules are linked side by side, giving the building a broad rectangular plan. The glazed entrance and multiple windows provide visibility and natural light on the exposed elevations, while the kitchenette and WC support day-to-day café operation.

Module-by-module layout

Each module has a defined set of external openings. Their positions establish the access points and glazing pattern for the complete building:

Module 1: A glazed double door is positioned on the exposed north-facing 5.9m wall. Full-size windows are fitted to both the east and west 2.2m end walls.
Module 2: Full-size windows are fitted to the exposed east and west end walls.
Module 3: Full-size windows are fitted to the exposed east and west end walls.
Module 4: Full-size windows are fitted to the east and west end walls, with two large windows on the exposed south-facing 5.9m wall.

The glazed double door provides the main access point. Across all four modules, the east and west elevations each have four full-size windows, while the southern elevation gains two additional large windows.

External finish

The exterior is finished in smooth timber-effect cladding, giving the café a clean appearance suited to landscaped parks, visitor destinations and customer-facing hospitality sites. A flat roof with a slim fascia keeps the roofline simple and low-profile. Adacon designs, manufactures and delivers the P600 system, with buildings delivered and installed across the UK.

Internal fit-out

The standard fitted specification includes a kitchenette and WC. This provides the essential facilities required for staff use and basic café operation without relying on a separate welfare building. The remaining internal area can be planned around the operator’s service, preparation, customer or seating requirements, subject to the final agreed specification.

The P600 format also allows the four modules to work as one connected building rather than four separate rooms. Buyers can review the system and configuration approach through the P600 configurator.

Price and programme

The indicative price is £43,000 excluding VAT, or £51,600 including VAT, for the standard fitted specification described here. Delivery, groundworks and any site-specific works are not included in that figure and are quoted separately once the location, access and project requirements have been assessed.

A typical lead time is 8–12 weeks. The confirmed programme depends on the final specification, site information and delivery arrangements.

Siting requirements

The site must have a suitable prepared base, adequate delivery and installation access, and the necessary service connections for the kitchenette and WC. Ground conditions, levels, drainage, utility routes and access constraints should be established before delivery. Required groundworks and other site-specific works are assessed and priced separately rather than included in the indicative building price.
