Clubhouse configuration
This steel-framed building is configured as a modular clubhouse for the Sport & Leisure sector. It uses three P600 modules, each measuring 5.9m x 2.2m, arranged over two storeys within a 5.9m x 4.4m external footprint.
The configuration provides approximately 34.2m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more space. Each module is 2.40m high externally, with a 2.16m internal ceiling and an approximate usable interior of 5.7m x 2.0m.
Two-storey layout and terrace
Modules 1 and 2 sit alongside one another at ground-floor level. Module 3 is positioned on the first floor above one ground module, while the roof terrace with balustrade occupies the area above the other. An external steel staircase runs up the outside of the building.
The upper structure has a dual-pitch apex roof. The combination of enclosed accommodation and an elevated terrace is suited to clubhouse layouts where internal facilities and an outdoor viewing or social area are required within a compact footprint.
Configured windows and doors
- Module 1: two large windows and a pair of glazed doors on the north side, plus one large window on each of the east and west ends.
- Module 2: one large window on each of the east and west ends. Its south side has a large central window with one small window on either side.
- Module 3: two large windows on the north side; two small windows on each end; and two large windows with a single glazed door on the south side.
External and internal finishes
The selected exposed walls use included vertical insulated sandwich panels in Pure White, RAL 9010, with a smooth finish. This specification applies to the configured north, east, south and west exterior walls shown in the stored design. Alternative cladding costs are confirmed by quotation and are not itemised here.
A kitchenette, WC and shower have been requested, with their positions and details to be confirmed in the final room configuration. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Shower rooms use wet-room PVC flooring. Where selected, plaster applies outside bathroom walls.
Elsewhere, insulated sandwich panels are the included wall finish. Any other internal wall or floor finishes depend on the final room layout and quotation, so illustrated fixtures, finishes and room arrangements should not be treated as guaranteed inclusions.
Price and site considerations
The indicative configured estimate is £40,860 excluding VAT, or £49,032 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
