3-Module Two-Storey Clubhouse with Shower

This two-storey P600 configuration combines three steel-framed modules within a 5.9m x 4.4m footprint, providing approximately 37 m² of internal floor area. It is designed for sports clubs and community organisations seeking a practical modular clubhouse with washing, refreshment and WC facilities.

Ground-floor layout

At ground level, two 5.9m x 2.2m modules link side by side to create the full building footprint. The glazed entrance sits on the north elevation, while windows on every exposed end and side bring natural light into the clubhouse.

Module 1 has a symmetrical north elevation formed by a large window, a double glazed door and a second large window. Its exposed east and west 2.2m ends each contain one large window, giving the module glazing on three sides.

Module 2 also has large windows in both exposed 2.2m ends. Its south-facing 5.9m elevation contains a large central window with a small window on each side, providing a varied arrangement suited to the fitted facilities and occupied space.

First-floor accommodation

Module 3 forms the first-floor accommodation. Its north and south elevations each have two large windows. The east and west ends each contain two small windows, creating balanced glazing across all four exposed walls without compromising the compact modular form.

An external steel staircase runs up the outside of the building to provide access to the upper level. This keeps the principal internal floor area available for clubhouse use rather than taking up space with an enclosed internal stair.

Exterior and internal fit-out

The building is finished in horizontal Anthracite cladding and topped by a dual-pitch apex roof. The dark external finish gives the clubhouse a straightforward, contemporary appearance that can sit comfortably beside sports grounds, pitches and community facilities.

The internal fit-out includes a kitchenette, WC and shower. These facilities make the configuration suitable for regular club activities, volunteer-led organisations and leisure settings where users need refreshments, toilets and washing facilities in one self-contained building.

Indicative price and programme

The indicative price is £35,750 excluding VAT, or £42,900 including VAT, for the standard fitted specification. This covers the three-module, two-storey building in the configuration described, including its listed exterior finish, doors, windows and internal fit-out. Delivery, groundworks and site-specific works are quoted separately.

Siting requirements

The site will require a suitable prepared and level base, adequate delivery access and sufficient space for unloading and installation. Connections for electricity, water and drainage must be planned around the kitchenette, WC and shower. Ground conditions, service routes, access restrictions and any site permissions should be established before installation.
