3-Module Site Welfare Unit with Canteen and WC

A practical welfare building for construction sites

This configuration combines three P600 steel-framed modules in a wide, single-storey layout. Each module measures 5.9m x 2.2m, creating an overall footprint of 5.9m x 6.6m and approximately 37 m² of internal floor area. The linked modules provide a broad interior suited to construction-site welfare use, including canteen space, a drying area and essential WC and washing facilities.

As a dedicated site welfare unit, the building gives site teams a permanent-feeling fitted environment without committing to a conventional build. Its wide format also makes it easier to organise communal seating, storage and changing functions across the available floor area. Furniture, lockers and other operational equipment can be selected separately to suit workforce numbers and site procedures.

Three-module layout

Module 1 forms the north side of the building. Its exposed 5.9m north wall contains a small window, a single glazed entrance door and a second small window. This arrangement creates a clear principal entrance with natural light on both sides. The exposed east and west end walls each contain one high-level, top-only window.

Module 2 sits centrally between the two outer modules. Its long sides connect internally to Modules 1 and 3, creating the continuous wide layout. Both exposed 2.2m end walls have a high-level, top-only window: one on the east elevation and one on the west elevation. These openings bring light into the centre of the building while retaining useful wall space below.

Module 3 forms the south side. Its exposed east and west end walls each have one high-level, top-only window. The 5.9m south wall has two further high-level, top-only windows. Together, the window arrangement provides daylight around all four elevations while keeping most openings above working, storage or furniture height.

External finish and internal fit-out

The exterior is finished in smooth Dark grey cladding, giving the welfare unit a clean, straightforward appearance suited to an active construction environment. A flat roof with a slim fascia keeps the profile low and consistent across all three linked modules.

The internal fit-out includes a kitchenette, WC and shower. These facilities support day-to-day welfare requirements for teams needing somewhere to prepare refreshments, take breaks, change or dry workwear, use the toilet and wash. The precise operational arrangement of canteen furniture, drying equipment and storage can be planned around the completed internal space.

Price and programme

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. Delivery, groundworks and site-specific works are quoted separately because access, distance, foundation requirements and service arrangements vary between sites. Any additional equipment or changes to the stated configuration would also need to be priced separately.

Typical lead time is 8–12 weeks, subject to specification confirmation, production capacity and site readiness. The layout can be reviewed through the P600 configurator before the order and site details are finalised.

Siting requirements

The building requires a suitable prepared and level base, with adequate access for delivery, lifting and installation of all three modules. The site must also allow for safe positioning and connection of the services needed by the kitchenette, WC and shower. Ground conditions, drainage routes, utility availability, delivery access and any required permissions should be established before installation. These items are site-specific and are not included in the indicative building price.
