Layout and working space
Three P600 steel-framed modules are arranged in a single-storey grid layout, occupying an external footprint of 11.8m x 4.4m. The configuration provides approximately 34.2 m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space, depending on the final partition and linking arrangement.
Each module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. Its approximate usable interior is 5.7m x 2.0m. The resulting configuration is suited to general work areas, meeting space or a combination of office functions agreed through the final room plan. It forms part of Adacon’s range for modular offices.
Windows and entrance
Module 1 has two large windows and a double glazed door along its exposed north wall, plus one large window in the exposed west end wall. This creates the principal glazed entrance within the stored configuration.
Module 2 has a small window, large window and small window across both its north and south walls. Its exposed east end wall contains one large window.
Module 3 repeats the small, large and small window arrangement on its exposed south wall. Both its exposed east and west end walls contain one large window. Window and door details remain subject to the final quotation.
Anthracite external finish
The exposed walls use Anthracite ARLINE AR16016 grooved plank cladding, applied vertically between the steel frame. The selected walls are Module 1 north and west; Module 2 north, east and south; and Module 3 east, south and west. The cladding forms the specified finish around the configured openings. Final details and costs are confirmed by quotation.
A flat roof completes the building. Its edge is finished with the approximately 120mm steel-frame fascia, with no additional fascia selected.
Requested WC and internal finishes
A WC is requested, with its position, partitions and associated room layout to be confirmed before quotation. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional finish. Plaster can be selected outside bathroom walls where required.
Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes depend on the agreed room layout and quotation. Wet-room PVC flooring applies to shower rooms, but no shower room is specified in this stored design. Fixtures and finishes shown in supporting imagery should not be treated as guaranteed inclusions.
Estimate and site requirements
The indicative configured estimate is £41,100 excluding VAT, or £49,320 including VAT, subject to quotation. The stored design can be reviewed through the building configurator, but the quoted specification will determine the final scope.
Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including confirmation of access, ground conditions and the works needed to receive the modules safely.
