3-Module Modular Gym with WC and Shower

A practical space for private training

This P600 configuration is designed for home gym owners and small personal-training studios in the Sport & Leisure sector. Three steel-framed modules are linked in a straight run, creating a building with a 17.7m x 2.2m footprint and approximately 34 m² of internal floor area. The long, single-storey format provides a straightforward space for arranging training equipment while retaining dedicated WC and shower facilities.

As a purpose-designed modular gym, the building offers more usable room than a single module without requiring a two-storey layout. Its narrow footprint can also suit sites where width is limited, subject to access, ground conditions and local requirements.

Three-module run layout

Module 1 forms the western end of the building. Its exposed north wall has a small window, a large window and a second small window. The south wall has a large window, a single glazed door and another large window, making this the principal entrance elevation. A further large window is fitted in the exposed west end wall.

Module 2 sits between the two end modules. Its north wall has a small window, large window and small window arrangement. The south wall repeats the same pattern. Both end walls connect internally to the adjoining modules, creating a continuous floor plate through the full length of the building.

Module 3 forms the eastern end. Its north and south walls each have a small window, a large window and a second small window. The exposed east end wall includes one large window. Together, the three modules provide glazing along both long elevations and at each end of the run.

Access, WC and shower provision

Entry is through the single glazed door on the south side of Module 1. The internal fit-out includes a WC and shower, giving owners and clients facilities within the building rather than relying on access to a separate property. The remaining floor area can be planned around free weights, resistance machines, cardio equipment or personal-training zones according to the buyer’s own operational needs.

Anthracite external finish

The exterior is finished in smooth Anthracite cladding, giving the building a clean, restrained appearance suited to residential settings and small commercial premises. A flat roof with a slim fascia keeps the profile simple across the full 17.7m run. Adacon designs, manufactures and delivers P600 buildings, which are delivered and installed across the UK.

Indicative price and specification

The indicative price is £38,700 ex VAT, or £46,440 including VAT, for the standard fitted specification in this configuration. This covers the three linked P600 modules, the stated external finish, door and window arrangement, flat roof and internal fit-out with WC and shower. Delivery, groundworks and any site-specific works are quoted separately.

Lead time and siting requirements

A typical lead time is 8–12 weeks, with the project programme confirmed once the specification and site requirements have been reviewed. The site must be assessed for delivery and installation access, ground conditions, levels, service connections and any required groundworks. Space for the delivery and installation operation must also be considered. Planning permission, building control requirements and other local approvals depend on the location and intended use and should be established before installation.
