A practical café format
This configuration uses three steel-framed P600 modules linked in a straight, single-storey run. The completed building has a 17.7m x 2.2m footprint and provides approximately 37 m² of internal floor area. Its long, narrow format is well suited to service-counter, customer and preparation zones, subject to the operator’s final equipment and furniture plan. It is designed for the Retail & Hospitality sector and is particularly relevant to coffee operators, parks and visitor attractions considering a permanent or semi-permanent modular café.
Module-by-module layout
Module 1 forms the western end of the run. Its exposed north-facing 5.9m wall contains two large windows, while the south-facing wall has a pair of glazed doors providing the main customer or staff entrance. A further large window is positioned in the exposed 2.2m west end, bringing glazing around three sides of this module.
Module 2 occupies the centre of the building. Both exposed 5.9m walls are extensively glazed, with two large windows on the north side and two large windows on the south side. As the connecting module within the run, its 2.2m ends adjoin Modules 1 and 3 rather than forming external elevations.
Module 3 forms the eastern end. It has two large windows on its north-facing wall and another two on its south-facing wall. One additional large window is fitted in the exposed 2.2m east end. Across the complete configuration, the building therefore has twelve large windows plus the glazed double-door entrance.
External finish and terrace
The exterior is finished in Anthracite timber cladding, giving the café a dark, contemporary appearance suitable for landscaped visitor sites and retail settings. A flat roof with a slim fascia keeps the roofline simple and low-profile. Alongside the building is a covered, ground-level timber terrace deck, creating a defined outdoor area for customer seating, queuing or circulation according to the final site arrangement.
Internal fit-out and price
The building is supplied to the standard fitted P600 specification and this configuration includes an internal WC. The indicative price is £34,050 excluding VAT, or £40,860 including VAT. This price applies to the standard fitted specification; delivery, groundworks and any site-specific works are quoted separately. The final quotation will confirm the detailed supply scope, site requirements and any operator-specific additions.
Programme and site preparation
A typical lead time is 8–12 weeks, subject to design confirmation, production capacity and the agreed installation programme. The site must have suitable access for module delivery and installation equipment, together with appropriately prepared and level foundations. Water, drainage and electrical requirements should be established early because the WC and café operation will need suitable service connections. Planning requirements, utility routes, external drainage and local ground conditions must also be assessed for the individual site.
