A linear café building for customer-facing sites
This configuration uses three P600 modules positioned end to end in a single-storey run. The completed building has a 17.7m x 2.2m footprint and provides approximately 37 m² of internal floor area. Its narrow, linear plan is well suited to coffee operators, parks and visitor attractions where the building needs to sit alongside a path, car park, viewing area or other established visitor route.
The generous window arrangement brings natural light into the full length of the building and provides clear outward visibility. It also gives operators several customer-facing elevations to work with when planning seating, service areas and the day-to-day café layout. This is a defined modular café configuration rather than a generic shell.
Module-by-module layout
- Module 1: The north-facing 5.9m wall has two large windows. The south-facing wall contains the glazed double door, creating the main customer and staff entrance. A full-size window is fitted in the exposed west end.
- Module 2: The central module has two large windows on its north-facing wall and two large windows on its south-facing wall. This creates a strongly glazed middle section with views through both long elevations.
- Module 3: The final module has two large windows on the north-facing wall and two on the south-facing wall. Its exposed east end contains a full-size window, balancing the window at the opposite end of the building.
Together, the modules form one long café footprint. The WC is incorporated within the internal fit-out, while the precise operational arrangement of counters, preparation space, storage and customer seating can be planned around the building’s linear proportions and fixed openings.
Entrance, windows and external finish
Access is through the double glazed door on the south elevation of Module 1. Across the complete configuration, the building has eight large windows along the north and south elevations, plus one full-size window at each exposed end. This glazing pattern provides a bright interior and strong visibility for a retail and hospitality setting.
The exterior is finished in Anthracite timber cladding. A flat roof with a slim fascia keeps the roofline restrained and gives the complete three-module run a clean, consistent appearance.
Internal fit-out and specification
The P600 system is supplied to a full fit-out standard, and this configuration includes a WC. The listed price relates to the standard fitted specification for the building described here. Café-specific operational requirements should be considered separately where they go beyond that standard specification, including any site-dependent services or bespoke internal arrangements.

Lead time and siting requirements
A typical lead time is 8–12 weeks, subject to specification confirmation, current production capacity and the requirements of the site. The programme should allow for both the building supply and any separate enabling works needed before installation.
The site must have a suitable, level prepared base or foundations designed for its conditions, together with safe access for delivery and installation. Available space should accommodate the full 17.7m x 2.2m footprint and the working area required during installation. Groundworks, service routes, local permissions and other site-specific requirements need to be established for the chosen location and are not included in the indicative building price.
