    A practical base for sport and community use

    This configuration creates a compact modular clubhouse for sports clubs and community organisations that need a defined social and welfare space. Three P600 steel-framed modules are linked at ground-floor level in an L-shaped arrangement, providing approximately 37 m² of internal floor area. It is designed for the Sport & Leisure sector and sits within our modular clubhouses range.

    Single-storey L-shaped configuration

    The building has an overall footprint of 11.8m x 8.1m. Its L-shaped plan gives the clubhouse a clear external form while retaining a practical internal area across three connected 5.9m x 2.2m modules. The modules are supplied as a coordinated building rather than separate rooms, with the final internal arrangement incorporating the specified kitchenette, WC and shower.

    Window and door arrangement

    Module 1 forms part of the principal north-facing elevation. Its exposed 5.9m north wall contains a large window, a glazed double door and a second large window. The exposed 2.2m west end has one full-size window. The double doors provide the main glazed entrance to the clubhouse.

    Module 2 has windows across three exposed walls. The 5.9m north wall contains two large windows, while the 2.2m east end has a full-size window. Two further large windows are positioned along the exposed 5.9m south wall.

    Module 3 completes the L-shaped plan. Its exposed 5.9m east wall has two large windows, and the exposed 2.2m south end has one full-size window. The exposed 5.9m west wall contains another two large windows.

    Anthracite exterior and flat roof

    The exterior is finished in smooth Anthracite cladding, giving the clubhouse a clean, consistent appearance suited to sports grounds and community sites. A flat roof with a slim fascia keeps the roofline restrained and complements the simple geometry of the three-module arrangement.

    Fitted welfare facilities

    The internal fit-out includes a kitchenette, WC and shower. These facilities make the configuration suitable for clubs that need refreshment preparation and basic changing or welfare provision within the same building. The exact siting of the internal facilities and service connections is coordinated as part of the project specification.

    Indicative price and standard specification

    The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification described here. This covers the three-module building with its listed external finish, door and window arrangement, kitchenette, WC and shower.     Lead time and site preparation

    A typical lead time is 8–12 weeks, subject to the confirmed specification, order schedule and site requirements. Before delivery, the site must be assessed for suitable access, positioning and installation space. Appropriate groundworks and service connections will be required for the kitchenette, WC and shower. Foundation requirements, drainage, water, power and other site-specific works depend on local conditions and are priced separately. Buyers should also confirm any relevant planning or site permissions before installation.
