3-Module L-Shaped Clubhouse with Kitchenette and Shower

A practical L-shaped plan

This P600 configuration uses three linked steel-framed modules to form a single-storey, L-shaped building. Its overall footprint is 11.8m x 8.1m, with approximately 37 m² of internal floor area. The layout is designed for the Sport & Leisure sector, particularly sports clubs and community organisations requiring a compact clubhouse with washing, WC and refreshment facilities.

The L shape creates two distinct wings while retaining a connected internal plan. Each P600 module measures 5.9m x 2.2m, allowing the building to be manufactured as a modular system, transported to site and installed as three coordinated sections.

Module-by-module layout

• Module 1: The exposed north-facing 5.9m wall has a large window, glazed double doors and a second large window. The exposed 2.2m west end also has a large window. This gives the principal entrance a wide glazed arrangement with good visibility into and out of the building.

• Module 2: The north-facing 5.9m wall has a small window, large window and second small window. A large window is positioned in the exposed 2.2m east end. The south-facing 5.9m wall repeats the small, large and small window arrangement.

• Module 3: The east-facing 5.9m wall has a small window, large window and second small window. Its exposed 2.2m south end has a large window, while the west-facing 5.9m wall has another small, large and small window sequence.

Together, these openings provide glazing across every exposed elevation listed for the configuration. The glazed double doors on Module 1 form the main external access point.

External finish and internal fit-out

The exterior is finished in horizontal timber-effect cladding, giving the clubhouse a warmer appearance than a conventional site cabin. A flat roof with a slim fascia keeps the roofline simple and low-profile, complementing the clean horizontal lines of the cladding.

The standard fitted specification includes a kitchenette, WC and shower. These facilities make the building suitable for day-to-day clubhouse use, including refreshments, toilet provision and post-activity washing. The remaining approximately 37 m² internal area can support the wider functions expected from a compact club or community building, subject to the final internal arrangement.

Price and delivery

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. This covers the three-module building in the stated configuration, including the listed external finish, door and window arrangement, kitchenette, WC and shower.

Lead time and siting requirements

A typical lead time is 8–12 weeks. The programme may vary according to the confirmed specification, manufacturing schedule, site readiness and delivery arrangements.

The site must have a suitable prepared base and sufficient access for delivery and installation vehicles. Ground conditions, levels, drainage and the required foundation solution should be established before installation. Space must also be available to position all three modules safely in the 11.8m x 8.1m L-shaped footprint.

Connections for water, waste and electricity must be planned for the kitchenette, WC and shower. These connections, along with groundworks and other site-specific work, are not included in the indicative building price and are assessed separately.
