    A substantial garden room layout

    This configuration uses three P600 modules linked side by side in a wide, single-storey arrangement. Each steel-framed module measures 5.9m by 2.2m, creating an overall footprint of 5.9m by 6.6m and approximately 34m² of internal floor area. The result is a practical, broad-plan building for use as extra living, working or recreational space within a residential garden.

    As part of Adacon’s garden room range, the building is designed for homeowners who want more than a small garden office. Its internal area provides room for flexible furniture layouts, while the included kitchenette and WC reduce the need to return to the main house throughout the day.

    Windows and entrance by module

    Module 1 forms the north side of the configuration. Its exposed 5.9m wall has a large window, a single glazed entrance door and a second large window. This creates a balanced principal elevation with the entrance positioned between the two windows. The exposed east and west 2.2m ends each have a further large window.

    Module 2 occupies the centre of the building. As its long walls connect to the adjoining modules, the exposed openings are at the ends: one large window in the east wall and one large window in the west wall. These openings bring daylight into the middle section of the wide internal plan.

    Module 3 forms the south side. Its exposed south wall has a small window, a large central window and a second small window. Large windows are also fitted to both the east and west ends. Across the complete configuration, the repeated end windows provide glazing on both sides of all three modules.

    Exterior and internal fit-out

    The exterior is finished in smooth Anthracite cladding, giving the garden room a clean, contemporary appearance. A flat roof with a slim fascia keeps the profile simple and restrained. The single glazed door forms the specified external entrance, with no additional doors included in this configuration.

    Inside, the standard fitted specification includes a kitchenette and WC. Their inclusion makes the building suitable for longer periods of everyday use as a garden room, home workspace or adaptable family space. Adacon designs, manufactures and delivers the P600 system, with buildings delivered and installed across the UK.

    Price and programme

    The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for this three-module building in the standard fitted specification described. The price covers the configured building with its Anthracite exterior, specified door and windows, internal fit-out, kitchenette and WC. Delivery, groundworks and any site-specific works are quoted separately.

    Siting and access requirements

    The garden room requires suitable prepared groundworks and adequate access for delivery and installation. Connections required for the kitchenette and WC, together with any drainage or other site services, form part of the site-specific planning and are not included in the indicative building price.
