3-Module Clubhouse with Kitchenette, WC and Shower

A practical wide-format clubhouse

This configuration uses three linked P600 modules in a wide, single-storey arrangement. Each steel-framed module measures 5.9m x 2.2m, creating an overall footprint of 5.9m x 6.6m and approximately 37 m² of internal floor area. The format provides a compact clubhouse for sports clubs, activity groups and community organisations requiring social space alongside essential welfare facilities.

As a purpose-planned modular clubhouse, the building includes a kitchenette, WC and shower within the fitted specification. The final internal arrangement can support day-to-day club use, refreshments, changing-related needs and community activities without requiring a larger permanent building.

Module-by-module layout

Module 1 forms the north side of the building. Its exposed 5.9m north wall has a central glazed double door positioned between two large windows. This creates the principal entrance and brings natural light into the front section of the clubhouse. The exposed east and west 2.2m end walls each have one full-size window.

Module 2 sits between the outer modules. Its north and south walls connect internally to the adjoining modules, while both exposed 2.2m ends are fitted with full-size windows. These east- and west-facing openings bring daylight into the centre of the combined floor plan.

Module 3 forms the south side. Its exposed 5.9m south wall has two large windows, providing further natural light from the opposite side of the building. As with the other modules, its exposed east and west 2.2m ends each have a full-size window.

Exterior and internal fit-out

The exterior is finished with horizontal cladding in Anthracite, giving the clubhouse a clean, understated appearance suited to sports grounds and community sites. A flat roof with a slim fascia keeps the overall profile simple and contemporary.

Price and programme

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification described here. The price covers the three-module building and its stated fit-out. Delivery, groundworks and site-specific works are not included and are quoted separately once the location, access and project requirements have been assessed.

A typical lead time is 8–12 weeks. The actual programme depends on specification approval, current production capacity, site readiness and delivery arrangements. Any project timetable should allow for groundworks and utility preparation before the planned installation date.

Siting requirements

The building requires a suitable prepared base or foundations designed for the site conditions. Delivery vehicle and lifting access must be checked in advance, with adequate room for the modules to reach the installation position safely. Utility routes and connection points for the kitchenette, WC and shower also need to be established before installation. Planning, drainage, service capacity and other site-specific requirements should be confirmed for the intended location.
